JOHOR BAHRU: Mah Sing Group Bhd (Mah Sing) reaffirmed its commitment to advancing development in Malaysia’s southern region by launching Erica @ Meridin East Phase 2 in Pasir Gudang, Johor Bahru.
The growing appeal and demand of last year’s fully sold out Erica Phase 1 accelerated the Group’s plans to continue developing the second phase of Erica township.
Officiated by Johor Chief Minister Datuk Hasni Mohammad, the launch was organised during Mah Sing’s Chinese New Year prosperity reunion at Meridin East sales gallery.
The celebration was attended by Pasir Gudang City Council Mayor Datuk Asman Shah Abd Rahman, Johor State Housing and Local Government Committee chairman Ayub Jamil, SJK(C) Sim Mow Yu chairman Datuk Seri Tey Kim Chai, Mah Sing property subsidiaries chief executive officer Benjamin Ong, and the senior management team.
“We encourage property developers to improve community building and development throughout Johor. It is essential to build more affordable houses in the State of Johor so that the people of Johor can own a house without feeling the financial burden that is often faced when purchasing a house,” said Hasni.
Ong said Mah Sing has continuously set its direction towards building affordable properties. “We aim to provide landed properties in Johor with an indicative price below RM500,000. We can also see that landed houses are preferred due to their space factor, higher resale value, and the freedom for renovation and maintenance of the property,” he said.
Erica, a double-storey link home development, is part of the 1,313-acre Meridin East development, Mah Sing’s largest township strategically located in Iskandar Malaysia’s Eastern Gateway.
Meridin East is an award-winning township awarded The Southern Star Award (Honours) by the prestigious StarProperty Awards 2021. Meridin East is a sustainable township surrounded by a mix of residential, commercial, and light industrial development, with approximately 500 acres of green belt.
Mah Sing has made several efforts to ensure that Meridin East becomes an accessible township. In terms of connectivity and infrastructure enhancement, Mah Sing has widened Jalan Kong Kong from the original two-lane road into a four-lane access road.
In addition, the developer plans to construct the Meridin East Interchange, which provides direct access from the Senai-Desaru Expressway and leads straight into Jalan Kong Kong and connects directly to the Ixora Park City commercial centre in Meridin East.
Ixora Park City commercial centre is the only commercial centre in the middle of four major townships, providing two and three-storey shop offices with sizes ranging from 2,839 sq ft to 5,592 sq ft.
Ixora Park City is strategically fronting the main road, with a captivating modern façade, well-lit interiors with excellent ventilation, and highly functional spaces. The commercial centre is completed and expected to have a positive take-up rate by the end of the year.
Last year, Meridin East Erica Phase 1, which had 155 units, was completely sold out, and the delivery of vacant possession is expected to be by the end of 2023.
Erica Phase 1 had a high take-up rate due to the township’s unique value propositions, which included affordably priced homes with spacious layouts, a variety of amenities, and 24-hour security.
Ong said the encouraging response from Erica Phase 1 demonstrates that landed property sectors are still in high demand. It also proves that demand for affordably priced, high-quality properties in strategic locations will stay strong.
“Hence, we are now launching 210 units of Erica Phase 2, with a land size of 18’ x 70’, a built-up of 1,601 sqft and an indicative price from RM425,000, with four bedrooms and three bathrooms,” he said.
Erica Phase 2 features a layout plan designed to save space and helps buyers to ease their burden on renovation costs. In addition, a nine-acre Mulberry Lake Park, 16 kilometres of jogging and biking lanes, and a play park for multiple generations are among the many green spaces and community gathering spots in Erica.
