KL Wellness City sets new standard with holistic healthcare-oriented township

KUALA LUMPUR: KL Wellness City Sdn Bhd has unveiled a first-of-its-kind integrated healthcare-oriented development, setting a new standard for township projects specifically tied to an industry.

Spanning over 26 acres, KL Wellness City, located in Bukit Jalil, has an estimated gross development value (GDV) of more than RM11bil. The latest technology will be deployed to improve efficiency and service delivery, embodying the Smart City concept where the smart application of healthcare technology, connectivity and real-time data improves convenience for patients and residents.

Targeted to be completed in 10 years, KL Wellness City will redefine the way Malaysians and international patients receive treatment, in a sustainable township complemented by a full suite of offerings across the health, medical, fitness and wellness pillars, said managing director Datuk Dr Colin Lee.

Designed to integrate medical care with general healthcare, preventive care and fitness, he said the township was carefully planned for all occupants to be able to live a healthy and balanced lifestyle, combining the built environment with nature, green spaces, convenience, safety, and opportunities to cultivate good and healthy habits. 

With comprehensive commercial and retail infrastructure and amenities and an abundance of green landscaping, the building design maximises natural light and ventilation. By embracing nature’s calming and healing effects, the township offers a high occupant-to-nature ratio, with as much as 5m2 of greenery per person. 

Built to the exact specifications of GBI certification guidelines, KL Wellness City’s long term green credentials are further supported by Building Information Modelling up to the highest level of asset management, to enjoy a high level of operational efficiency during construction and long-term operation.

Integrating healthcare delivery

KL Wellness City aims to enhance the way medical professionals operate and manage their practices and improve the patient experience for Malaysian and international patients. To achieve this, The Nobel Healthcare Park, a dedicated medical and wellness suite complex with a GDV of RM1bil, is planned as a one-stop hub from diagnosis to rehabilitation. 

Directly connected to the International Tertiary Hospital via a two-level link bridge, The Nobel Healthcare Park places medical suites and ancillary medical support including diagnostic, therapeutic and custodial services within a single interconnected complex to improve the efficiency and performance of the entire healthcare delivery ecosystem.

Breaking from the conventional hospital-centric healthcare delivery approach, KL Wellness City promotes holistic wellness and preventive healthcare, to maximise wellbeing across the patient journey as well as for medical professionals. 

This philosophy underlines the nature-centric design of KL Wellness City, offering a large expanse of nature, landscaped rooftop breakout areas housing restaurants, cafes, an auditorium and a swimming pool, natural open-air lift lobbies and wheelchair-friendly covered walkways.

Specialists practising in The Nobel Healthcare Park will have full access to the services of the International Tertiary Hospital scheduled to open in early 2025, such as 624 beds scalable to 1,000, state-of-the-art equipment and operating theatres, complemented by innovation laboratories and clinical research and development facilities. 

The full array of complementary and ancillary medical services available offer the medical practitioners quicker results and reporting from the integrated IT infrastructure system.

The medical suites within The Nobel Healthcare Park are built in compliance with the Ministry of Health specifications and designed in modular format, allowing specialists to decide the ideal size for their practice, with suites starting from a floor area of 223 sq ft and prices starting from RM414,000. Tower A will comprise 196 medical suites.

Owners have full autonomy in running their practices, including in determining professional fees, dispensing medication and employing personnel, besides leveraging on the medical equipment in the International Tertiary Hospital, saving on financial outlay. 

The suites in The Nobel Healthcare Park also offer a unique investment opportunity, enabling pioneering doctors who invest in purchasing medical suites to benefit from the projected strong capital appreciation. A distinct advantage of this ownership model has been demonstrated in renowned international examples such as the Mount Elizabeth Novena Hospital in Singapore.

“The medical suites in The Nobel Healthcare Park have been designed based on the core management team’s own experience in the medical field. We have infused the design with elements that offer practising medical specialists the flexibility to optimise the use of space to suit their precise requirements and the freedom to make changes according to evolving needs. 

“We are confident this will enhance the specialists’ interest to own the suites as an investment in addition to running a practice here. In fact, we are expecting a take-up rate of 80%, within the first three months of the first phase’s official launch,” said Lee.

The Nobel Healthcare Park also offers fully-furnished wellness suites, which are versatile living spaces, suitable for owner occupancy, home office usage, or short term stays including for step-down care and healthcare traveller accommodation, with top-tier leisure and lifestyle facilities such as a 50-metre lap pool, jacuzzi, sandy cove and F&B outlets. 

The 512 wellness suites, which come in 268 sq ft and 386 sq ft options, starting from RM338,000, offer additional opportunities for attractive rental yield, for medical professionals offering the space to patients and their families, or for other real estate investors. The wellness suites come fully furnished.
