THE THIRD quarter of the year is an exciting one for Tropicana Corporation Berhad as the property developer launches three new projects in its existing developments.

These include Ridgefield residences in Tropicana Heights Kajang, Dianthus serviced residences in Tropicana Gardens Kota Damansara, as well as the Cheria Residences in Tropicana Aman Kota Kemuning.

Tropicana Marketing and Sales senior general manager Ung Lay Ting said the developer differentiates its products to pique buyers’ interest.

“We introduce never-before-seen additional features in the market so that buyers enjoy better value.

“We try to be different through all these enhancements which we are giving back to buyers. For instance, we have come up with a park that’s much bigger than what authorities require of us,” continued Tropicana Corporation Berhad group managing director Daniel Teh.

He added that the property developer benchmarks quality in terms of finishes and designs, such as Cheria Residences, which will be incorporating Japanese building technology.

Ridgefield features 178 units of three and four-storey townhouses as well as 40 units of three-storey semi-Ds in a land area measuring about 8.16ha, 32% of which is greenery.

The three- and four-storey units boast built-ups that range between 185.2sq m and 246.9sq m while the semi-Ds measure 365.2sq m.

Once completed, the homes will be ensconced in landscapes that give a view of the park, lake and gardens.

Teh said some key features of the semi-D include exclusivity as well as a dual frontage facade design to take in the scenery.

“The townhouses are suitable for families, especially those with three-generation families, or siblings with their own families who may want to have privacy without staying too far apart from one another,” he opined.

The launch of Ridgefield follows the success of the second phase of Parkfield residences, which is 90% sold.

The unit prices start from RM633,000 onwards for the townhouses and RM2mil onwards for the three-storey semi-Ds.

Dianthus serviced residences is the fourth and last tower to be launched at Tropicana Gardens.

Ung said the first three towers were quick to receive positive response, selling out within weeks of its launch.

This, she explained, is due to the features that come with the address.

“The MRT (operational by 2016) will be directly connected to Tropicana Gardens, providing a direct link to the city centre and other significant landmarks in 10 stops.

“Residences will be on top of a shopping mall, an estimated 92,903sq m of nett lettable area that is expected to be completed end 2019,” said Ung.

Tropicana Gardens is also within proximity to commercial, educational and lifestyle conveniences, and will be built to Green Building Index standards to promote sustainable living.

“We’re not only offering a residence, we’re offering a lifestyle, and this is particularly what younger buyers are looking for,” said Teh.

The mixed development’s next step will also include a 19-floor corporate office tower. There are 12 units per floor and five different layouts to choose from with built-ups ranging between 55.8347sq m and 130.6217sq m, priced between RM807,000 and RM1.99mil.

The units overlook the Seri Selangor Golf Club or Kota Damansara, and will have its own sky sanctuary on the rooftop, while it shares a recreational promenade with the Cyperus serviced residences on the sixth floor with 24 different recreational features for residents to use.

Cheria Residences is the latest residential phase in Tropicana Aman, and the first to be developed in cooperation with Panasonic Homes and Living.

Teh said the home of the future would have indoor air quality management through the Panahome Puretech System, smart security and surveillance system, as well as energy efficiency through ceiling heat insulation.

“It also ensures easier, faster, and more efficient construction,” he said.

Cheria has access to a 1.91ha central park and linear garden, and in place of back lanes, it has a 4.57m to 21.33m communal linear garden.

It has a 3km pedestrian track, and is also a stone’s throw from the 34.39ha central park and clubhouse.

Other unique selling points include a 24-hour security patrol within a gated-and- guarded community, ensuite bathrooms to all bedrooms and spacious car porches.

Type A includes 182 units of 341sq m built-up double frontage semi-Ds and Type B has 90 units of 297sq m semi-Ds across the 15.58ha land.

Prices start from RM1.52mil and RM1.35mil respectively for the two types.
