PROPERTY developer JKG Land Bhd is venturing into Klang Valley with its flagship project, The Era @ Duta North, in Segambut, Kuala Lumpur.
The mixed development will be located at the north of Jalan Duta, spanning 6ha of freehold land, of which about 1.62ha is reserved for future developments.
With a gross development value (GDV) of approximately RM2.5bil, the development features six residential blocks on a landscaped deck above a three-storey retail podium.
The Era @ Duta North will feature a balanced mix of nature and lifestyle components with 2.43ha dedicated to the Forest Village concept and wetlands as well as a 25,734sq m Fiesta Walk retail component.
JKG Land managing director Datuk Teh Kean Ming described it as a well-balanced development to provide a “Work, Live and Play” lifestyle under one roof.
“The surrounding landscape is designed to resemble a lush woodland, housing a canopy of half-century-old forest trees and a wetlands sanctuary offering an ideal setting for recreational activities for the whole family within a safe environment,” said Teh.
Inspired by European hill town settings, Fiesta Walk features a “high street” boulevard of retail stores for shopping and al fresco dining along with amenities like banks, a post office and supermarket.
Ranging between 53 and 63 stories high, the serviced apartment towers offer about 2,900 units with built-ups from 614sq ft to 2,928sq ft.
“Available in one-, two- and three-bedroom layouts, each unit optimises living spaces.
“Some units come with dual key features while others will have private sky-gardens.
“The young generation can take advantage of the dual key studio unit to stay close to their parents while enjoying privacy,” explained Teh.
Apart from three-tier security, future residents of The Era @ Duta North will get to enjoy more than 100 leisure facilities on the eighth level podium deck such as a 100m pool, hanging pavilions, adventure trails, water maze, treehouses as well as special gourmet kitchens along with a barbecue area.
Additionally, each residential block will have its own Moon Deck overlooking panoramic views of the city centre, Batu Caves and Titiwangsa, complemented by a sky lounge where residents can wind down and relax.
The residential towers will be rolled out in three phases themed Dawn, Noon and Eve and the entire development is set to be completed within eight to 10 years.
The first phase, Block A and Block B, comprising 471 units and 450 units respectively, was officially launched at the project’s sales gallery in Segambut.
With a GDV of RM583mil and priced at an average of RM600 per sq ft, more than 50% of the 921 units were booked during a soft launch held a few months ago.
“To provide residents a direct route to neighbouring lifestyle hubs such as Dutamas, Solaris Mont Kiara and Publika, we will also build a connecting bridge across Sungai Keroh to Jalan Putramas and Dutamas 2.
“This link bridge will not only offer residents great convenience and connectivity but also ease traffic congestion into Jalan Segambut,” Teh said, adding that the route was exclusive for residents and would be completed together with the first phase in 2020.
With its concept, location and pricing, Teh said the The Era @ Duta North would appeal to young families, first-time buyers and those looking for an upgrade around the area, as well as investors.
From an investment point of view, Teh said the area’s growing popularity would bring more vibrant opportunities as well as bigger returns on investment.
“Property has always been a good hedge against inflation.
“Considering the relatively bottomed-out market and competitive price, it is a good opportunity to purchase for future value creation,” he added.
Located in the mature township of Segambut, the development is a 15-minute drive to the city centre and is further enhanced due to its proximity to KTM, LRT and Monorail stations as well as the upcoming MRT.
