Council welcomes public’s input on draft local plan

THE Sepang Municipal Council (MPSepang) will be calling for public participation and conducting a programme to get feedback for the MPSepang Draft Local Plan 2025.

It will be held from March 15 to April 15 at MPSepang’s headquarters in Cyberjaya.

Planning Department director Rozeta Md Yusuf said the draft local plan, which was endorsed at the full board meeting on Monday, would be a replacement and not an amendment for the MPSepang Local Plan 2020.

“This will be a fresh plan based on new technical data that we have,” she said.

“The revisions include changes in land use, increase in density for transit-oriented development and changes in plot ratio.”

For example, Rozeta said the changes in land use have increased up to 3.08% for mixed development projects (previously at 1.77%) and up to 24.41% for housing projects (previously at 22.32%).

“In terms of density for transit-oriented development, the figure has now been increased to 24 units per acre for the lowest density (previously 16 units per acre),” she said.

“The changes in plot ratio depend on the area. The highest stands at 1:5.2 for Cyberjaya and KLIA, while the lowest is at 1:2 for Bandar Aerofront and Pekan Salak.

“The average figure is 1:4 for areas such as Sierra, Sungai Merab and Dengkil.”

The MPSepang Draft Local Plan 2025, which took one year to prepare, outlines six key strategies such as world-class planning, efficient land use and integrated public transport system.

“We will be announcing the details of the publicity programme through newspaper notices and on the council’s website,” said Rozeta.

“The public are welcome to give their feedback or objection during that period.”

She said the council was targeting to have the local plan gazetted by June, after the public hearing is completed and the plan endorsed by the State Planning Committee.

Meanwhile, council president Datuk Puasa Md Taib said MPSepang had endorsed two suggestions mooted by Putra Perdana councillor Baharuddin Misran to address the dengue issue.

“The Health Department should step up its larviciding programme (as opposed to fogging) as this will control the breeding of mosquitoes at the pupae stage,” said Baharuddin.

“The Building Control Department should also make it a condition in the building approval for developers of multistorey buildings to appoint a pest control company to manage pest problems within their construction site, especially mosquitoes.”

Puasa said the council already had existing guidelines on building approval matters and that the proposal was only for multistorey projects.

Puasa added that the Sepang district ranks fifth in terms of the highest number of dengue cases in Selangor.

“Sepang has recorded up to 442 cases until Feb 28, including one death,” he said.

The four hotspots in the district are Kampung Baru Sungai Pelek, Taman Dengkil Jaya, Taman Meranti Jaya and Taman Putra Prima Fasa 3.

Puasa also announced that forms for the council’s Ramadan Bazaar will be issued on March 4, while the balloting for trading lots is scheduled for the first week of April.
