INTEGRATING business with leisure is the new and exciting trend in commercial property development that renowned developer Paramount Property has embarked on.
Its recently-launched Sekitar26 Enterprise that forms part of the larger Sekitar26 mixed integrated development aims to create a vibrant business community in Section 26, Shah Alam, Selangor.

According to Paramount Property CEO Beh Chun Chong, Sekitar26 is a freehold development designed as an urban hub for thriving enterprises within reach of a complete range of amenities and facilities and next to established neighbourhoods such as Shah Alam, Kota Kemuning, USJ, Subang Jaya and Puchong.
The development has excellent accessibility as it is located next to the KESAS Highway, and directly accessible via othermajor high- ways, namely Damansara-Puchong Expressway (LDP), New Klang Valley Expressway (NKVE), ELITE Highwayand Shah Alam Highway (LKSA).
Sitting on five acres of land, Sekitar26 Enterprise is the second phase of the Sekitar26 integrated development. It moves away from the current concept of terraced shophouses built along either side of busy roads and is a collection of shop officesdesigned to bring people together to form a neighbourhood business community.
Sekitar26 Enterprise consists of 48 units of two-story shop offices and 12 units of office spaces. The shop offices are open forsale to the market, but the office spaces are currently reserved for our own future use and as co-working spaces.
It is expected the full take-up of co-working spaces in Sekitar26 Enterprise will take about two-and-a-half years.
Sekitar26 is adjacent to the bustling Hicom Industrial Park and a 5-minute drive to the industrial park which houses 330 well-known manufacturing and industrial icons. Among these icons is the Proton Excellence Centre.
The larger Sekitar26 mixed integrated development is divided into three phases. The first phase being the Sekitar26 Businesswas launched in 2013 and completed in April this year.
It comprises 38 three-story semi-detached industrial units and one three-story detached industrial unit. All units have been sold and handed over to buyers.
All Sekitar26 Business units feature a boutique concept facade, as well as functional and practical lay- outs, which remains a Paramount Property signature. Its seamless access to the other business and leisure components of Sekitar26 makes it aconvenient and accessible business address for tenants and visitors.
Flexibility is a key design feature of Sekitar26 Business. The full glass facade of the industrial units provides additional branding opportunities.
The floor-to-floor height of the units differs accordingly, between theground, first and second floors. This gives a better sense of space and provides good ventilation to keep the temperature down. It also incorporates lifts and eco-friendly features such asa rainwater harvesting system.
Sekitar26 Enterprise will have about the same concept as the co-working spaces of Paramount Utropolis in Glenmarie, which leverage KDU University College’s Entrepreneurship Centre, School of Business and School of Gaming and Computing.
The idea in Glenmarie is to set up a business community for KDU students and young graduates from other universities. The purpose is to help the younger generation set up their own businesses under the guidance and legal advice from KDUUniversity College and Paramount Property professionals.
Paramount Property is talking to a few government agencies and venture capitalists to join this special project in Glenmarie where its co-working spaces are targeting two groups of young people–millennials with a few years of working experience anduniversity students.
An example of the lifestyle element of Sekitar26 Enterprise is how parking space is designed. Just like conventional businesscentre, there is grid parking in front of the shop offices with covered walkways and while basement parking is serviced by escalators similar to what you would find in a shopping mall.
“We invested a lot in the common areas in terms of landscape designs, escalators and other facilities for the tenants andvisitors,” Beh added, citing the interesting example of a landscape design of the Banyan Tree Courtyard which acts as a green leisure area.
There are also other open courtyards, pavilions, and meeting pods, which are sitting areas, in Sekitar26 Enterprise, to serve as places for people to meet up and have a casual chat over coffee or tea.
The landscape architects have worked intelligently on the open court- yards, pavilions and meeting pods. Efforts were also putinto in their design to improve ventilation in common areas in the Sekitar26 Enterprise.
Eco-friendly features are added to ensure the maintenance of Sekitar26 Enterprise is sustainable and knowing that air-conditioning would increase maintenance fee.
Sekitar26 Enterprise’s lifestyle design concept is meant to create a hip and comfortable office environment that would appealto young working adults. While the exterior of Sekitar26 Enterprise looks like any other business centre, its interior resemblesa mall.
Paramount Property held a soft launch for Sekitar26 Enterprise recently and received a good response. Within a month of the soft launch, 40% of the shop offices were booked.
Paramount Property would be the anchor tenant at Sekitar26 Enterprise and this would boost investor’s confidence of this premier location.
Phase 3 of Sekitar26 will be a future mixed development with shop offices and residential components. As there are many SMEs and factories in the area, there is a plan to build a hotel but this will depend on market demand.
Sekitar26 Enterprise sticks true to its tagline of being ‘a thriving place for business, a vibrant destination for leisure’.
Currently, there is a lack of similar amenities and facilities in the area and the nearest shopping destination is Main Place andOne City in USJ. Sekitar26 Enterprise is envisaged to fill the gap by providing ‘next-to-your- doorstep’ facilities to the communityin Section 26.
The creation of new lifestyle shop offices and amenities in Sekitar26 will cater to the needs of the working crowd duringweekdays and for residents staying near the area on weekends.
Sekitar26 has the same integrated development element as the Paramount Utropolis, Glenmarie – another major developmentproject of Paramount Property. Both development projects are aimed at revitalising the industrial areas where they are located.
Sekitar26 is a complete development equipped with all necessary facilities with a specific focus on commercial properties with a smaller residential content.
