SELANGOR: Property developer Mah Sing Group Bhd’s (Mah Sing) M Senyum residential landed development achieved a 88% take-up rate for its new phase Rosalia.
Located in Bandar Salak Tinggi, Rosalia is priced from RM560,000 and comprises 139 units of double-storey terrace homes.
"M Senyum’s Rosalia is our launch to kick start the exciting year 2023. With such a positive response garnered, we are confident that the next phase, Rosalia 2, as well as Mah Sing’s M Series properties, will continue to replicate the success,” Mah Sing founder and group managing director Datuk Sri Leong Hoy Kum said.
“We anticipate that the robust pipeline of our ongoing and upcoming projects will also continue to contribute to the group in the financial year of 2023, putting the group on track to meet the minimum sales target of RM2.2 billion this year," he added.
To be launched in Q2 2023, M Senyum Rosalia 2 is expected to have 160 units, at the starting price of RM530,000 and land area sizes of 20 ft x 65 ft and 20 ft x 70 ft. In the same quarter, M Senyum is also planning to unveil its show village, which will feature one bare unit and one with interior design.
M Senyum is a 100-acre development with 1,176 units of double-storey terrace homes, targeting young professionals, newlyweds and growing families.
"When we first acquired the M Senyum land, we planned to develop affordable landed residential properties that target first-time home buyers. M Senyum first launched Camellia in May 2022, followed by Camellia 2. Both phases of double-storey terrace homes received good responses followed by the great take-up rate of 88% with Rosalia,” Mah Sing property subsidiaries chief executive officer Benjamin Ong Chin Yee said.
The M Senyum development will also be launching its Rumah Selangorku (RSKU) double-storey townhouses, comprising 178 units, with a built-up area of 1,000 sq ft (20’ x 70’) with three bedrooms and two bathrooms, affordably priced at RM200,000.
"Affordable landed residential properties in Klang Valley are in high demand, and countryside living in the city to welcome serene and comfortable living is important to us in order to provide our homebuyers with a healthier way of life. We are very happy to see the buying momentum is still there and remains resilient. We are targeting to open our show village in the next quarter and continue to offer what the market needs," Benjamin added.
In the first quarter of 2023, Mah Sing launched Mah Sing Secured, a campaign aimed at easing the homeownership journey. The 5S (Secure, Step-Up, Save, Satisfy and Sweepstake) sales campaign offers Mah Sing home buyers a fixed interest rate, a step-up payment scheme, attractive packages and incentives, and additional rewards.
“M Senyum is one of the projects taking part in this campaign. We believe this campaign is indeed timely as it helps to address the homebuyers' main concern for a worry-free homeownership journey while hedging against inflation,” Leong said.
