To ensure safety during playtime, Tuai Timur’s swimming and wading pools are raised (instead of sunken) to minimise the incidents of falls and have steps and handrails instead of ladders for better ergonomics. For the safety of playing children, the playground is fenced to prevent them from running into a passing vehicle. These details are on top of the CCTVs, security system, perimeter fencing, access card control and 24-hour security monitoring.
It is also one of the rare residential developments with the foresight to purpose-built wheelchair-friendly features within and without the units. In addition to the gentle ramps aforementioned, adequate space is allocated for a wheelchair to be able to turn around in the bedroom(s), at least one of the bathrooms and the kitchen area. Light switches and window levers are adjusted to the wheelchair’s height in the designated bedroom and the same is done for the water heater at the designated bathroom. Outside the unit, a wheelchair user can enjoy a hassle-free and safe passage to the common facilities using the covered pedestrian link bridge with a corridor wide enough for two-way wheelchair traffic. The landscaped area has walkways designed for wheelchair access, while the lifts are equipped with wheelchair-friendly panels, braille buttons and voice announcers. The communal kitchen, multifunction hall, communal farm and residents’ lounge serve the purpose of fostering togetherness, and are complemented by sporting facilities such as swimming pools, indoor badminton/basketball courts and a gym. In light of the post-pandemic culture, a co-working space is also available for residents.
Taking care of the environment, Tuai Timur employs green features such as rainwater harvesting to water its landscape and utilises low VOC interior paint and recycled timber for hardscape features. It also provides a centralised water filtration system for the main incoming water supply. For the residents, these environmental measures translate to better indoor air quality and water efficiency.
The developer, Suntrack Development Sdn Bhd (Suntrack) created Tuai Timur as a real-life application of American gerontologist Dr Bill Thomas’s concept of Multi-Ability, multi-Generational, Inclusive Communities (MAGIC), by applying universal design elements that are practical for all ages, abilities and disabilities. Dr Naziaty Mohd Yaacob, an architecture and universal designs professor who is also an OKU person, is a consultant partner for Suntrack’s developments. The developer has also won several awards including the StarProperty Awards 2021 (Excellence) in the Assisted-Living and Family Friendly (Highrise) categories.
