Setia Awan redefines urban living with eco-friendly, futuristic design
ASTRUM Ampang, the latest urban transit-oriented mixed development by a leading property developer Setia Awan Group, is set to become one of the most desirable places to live, work and play in Malaysia. This innovative project offers a futuristic ambience combined with an eco-friendly environment, promoting a lifestyle that seamlessly blends nature with modern living.
Designed to foster communal living, the development emphasises the integration of nature and wellness through multiple gardens and greenery entryways, allowing residents and tenants to connect with the environment. Each tower features strategic ventilation and is positioned around amenities on level 9, ensuring optimal airflow and convenience.
The HOPSCA concept
At the heart of Astrum Ampang is the HOPSCA concept, which stands for Hospitality, Office, Park, Shopping, Connectivity and Apartments. This holistic approach to urban living enriches the landscape by encompassing all elements necessary for a thriving community.
By integrating seamlessly with the city through an efficient transportation system, HOPSCA adds significant value and functionality, enhancing convenience in everyday life. Residents have easy access to essential amenities, workspaces and recreational facilities, fostering a vibrant and interconnected neighbourhood.
Staying true to the concept, Astrum Ampang offers hospitality management services with an appointed partner to manage short-term rentals and stays. The Small-office Home-office (SoHo) units are designed for maximum privacy while providing an exclusive space for work and relaxation. And being only a three-minute walk to the Jelatek Public City Park and 100m to DATUM Shopping Mall, Astrum Ampang offers both green spaces and shopping convenience within walking distance. In addition, the nearby amenities include Great Eastern Mall, Suria KLCC, SK Al-Amin, SMK Taman Keramat, Geomatika University College, Gleneagles Intan Medical Centre, KPJ Ampang Puteri Specialist and the Datuk Keramat Sports Complex.
Moreover, with great connectivity to highways such as Duta–Ulu Klang Expressway (DUKE) and Setiawangsa-Pantai Expressway (SPE) as well as the Jelatek light rail transit (LRT) station, residents can easily reach out to many parts of Klang Valley and beyond. And finally, with various types of residential units available to cater to everyone’s needs, Astrum Ampang easily encapsulates the HOPSCA concept.
The entire 6.85-acre leasehold development has an estimated gross development value (GDV) of RM1.6bil and features six blocks — Towers A, S, T, R, U and M — of between 24 and 48 storeys. It will offer a total of 5,228 SoHo transit homes, SoHo suites, serviced apartments as well as Rumah Mampu Milik (RMM) SoHos and serviced apartments. It will also have 27 shops.
M Tower: The pinnacle of luxury living
M Tower, the final phase of the Astrum Ampang development, features 468 full-service apartment units designed for hotel-inspired living. This upscale residence offers a luxurious lifestyle with an array of amenities, including an executive lounge, a state-of-the-art fitness sanctuary, an elite entertainment theatre, and a grand hotel lounge design. Units are still available for purchase, though they are limited. Additionally, an appointed partner manages the hotel-inspired living experience, ensuring a seamless and luxurious lifestyle for residents.
Astrum Ampang boasts 62 indoor and outdoor facilities, addressing the contemporary cravings of city dwellers. Divided into indoor and outdoor components, Astrum Ampang will feature a five-acre deck with facilities such as an infinity pool, a wading pool, a sunken Jacuzzi, a jogging track, an outdoor tennis court, outdoor fitness, a barbecue pavilion, meditation deck, herbs garden, dance and yoga studio, co-working space, multipurpose hall, children’s playground, gaming room and gourmet kitchen.
The property features a variety of unit sizes, from 280 sq ft studios to larger units of 1,030 sq ft with three bedrooms and two bathrooms, totalling 5,228 units. Prices range from RM230,000 to RM1,035,400, making it accessible to a broad demographic. Astrum Ampang is set to be completed in 2026.
Following the success of Astrum Ampang, Setia Awan will launch Astrum Shah Alam tentatively in July 2024. This new development will encapsulate the same Transit-Oriented Development (TOD) concept, continuing to promote interconnected, sustainable urban living for its patrons.
