Serviced apartment combines modernity, history and sustainability to a fresh new level
A mesmerising urban beach lifestyle is being carefully crafted at the Malacca Straits. Capitalising on stunning skyline view, refreshing breeze and city conveniences, Residensi Cove at Kota Syahbandar, a serviced apartment development, reinterprets resort-style living to meet the most current demands – luxurious, unique, value-added, proximity to the stunning nature and embraces sustainability.
Developed by KEB Group with a gross development value (GDV) of RM710mil, Residensi Cove will feature three 37-storey towers. Tower A houses 650 units while Towers B and C, both at 34 storeys, will have 649 units each. The built-ups range from 511 sq ft to 827 sq ft with layouts that include one-bedroom and one-bathroom, two-bedroom and one-bathroom and three-bedroom and two-bathroom configurations. The development will span an area of six acres.
Seamless beachfront fused with historical charm
The layouts are carefully oriented to maximise sea view for the residents and incorporate open-air spaces, expansive balconies and large windows for the refreshing coastal breeze, further enhancing the connection to the surrounding landscape.
To honour the connection to nature, the exterior incorporates wave-inspired designs, with flowing patterns that emulate the movement of waves to symbolise the connection to the Malacca Straits.
Other design elements include Melaka’s historical heritage that echoes the local aesthetics. Inspired by traditional materials and motifs, Residensi Cove captures the sense of Malacca being one of Asia’s oldest sultanates as well as being the ancient melting pot of various travellers and settlers while not forgetting to offer modern comfort.
For example, the vent blocks used in the building’s façade are inspired by traditional designs often found in Melaka’s heritage architecture. The vent blocks allow light and air to flow freely through the structure, creating a unique play of light and shadow within communal spaces. This feature combines cultural authenticity with eco-friendly design principles, reinforcing the connection to local heritage and promoting energy efficiency.
Modern and sustainable
However, it is the attention given to intertwining comfort with sustainability features that makes Residensi Cove unique and at the forefront of residential vacation development.
Passive design was embedded with large floor-to-ceiling windows and strategically positioned balconies, ensuring that residents can take full advantage of natural airflow, which helps cool the building and maintain indoor comfort. This minimises the reliance on air conditioning, especially in cooler months or when the external climate allows for more passive ventilation. This demonstrated the developers’ sensitivity to local climate and to work with it as best as possible, instead of encouraging the further use of cooling appliances.
Other key sustainable features include energy-efficient building systems, weather-resistant materials suitable for the coastal climate, eco-friendly landscaping that supports local biodiversity, rainwater harvesting system, LED lighting in common areas and solar panels on the rooftop to complement the conventional method of energy generation.
Besides the opulent sea view, residents will enjoy the landscaped gardens, rooftop greenery and designated relaxation areas that offer a tranquil environment. The measures incorporated have enabled Residensi Cove to be certified Silver by GreenRE.
Enjoyable facilities and key amenities
As a vacation lifestyle development, a variety of facilities are featured, from a private beach, breath-taking Sky Lounge, tropical green spaces, family-friendly play areas, a unique ship-themed playground, fun-filled and playful pool design, cafes and more, providing residents with everything they need for an enjoyable stay.
