This year, Avaland launched four projects: Phase 2 of Casa Embun in Cybersouth, Amika Residences in Subang Jaya, Aetas Seputeh and Anja Residences and Signature Retail in Bangi. Altogether, they account for a gross development value (GDV) of RM1.4bil and project a strong momentum in the coming years.
Avaland chief executive officer Apollo Bello Tanco sheds some light on the company’s blueprint: “Earlier this year, we conducted a comprehensive review and revitalisation of our business model to enable us to focus on building homes for all market segments.

“We have also sought to establish new partnerships to bolster our sustainability and growth initiatives. By leveraging our collective strengths and the diverse expertise of our team and business partners, we ensure our adaptability to the evolving market landscape.”

The Aetas series – comprising Aetas Damansara, Aetas Seputeh and the soon to be unveiled, Aetas Taman Desa – stands at the pinnacle of bespoke locale creation, featuring exquisite craftsmanship.
Aetas Damansara is 100% sold while the construction of Aetas Seputeh has just begun, the development already has a take-up rate of 50%, indicating the strong viability of Avaland’s maiden venture into the vibrant heart of Kuala Lumpur.
With a take-up rate of above 60%, Japanese-inspired development Amika Residences boasts exclusive connectivity due to its premium location in the vibrant Subang Jaya.
Another strategically connected project is the premium lakeside development of Sanderling, located in the emerging economy of Cyberjaya. With rolling garden landscapes and a vast 17-acre lake, Sanderling is among Avaland’s many developments that assure community living within a network of shopping centres, multinational companies, educational institutions and medical centres.
Even its affordable offerings such as Casa Embun prioritise accessibility through several expressways.
Essential sustainability
Avaland boasts a 100% rate of GreenRE certification for its ongoing projects, enhancing its initiative to obtain certification for all future projects.
In many ways, the needs of the community are intertwined with sustainable housing and development. Avaland pushes the envelope by setting the standard for any upcoming development in the industry, with a 30% energy consumption reduction for its Platinum and Gold GreenRE projects as well as a 20% potable water consumption reduction.
Avaland gives back with its carbon emission reduction initiative by planting 6,291 trees in completed projects and managed to achieve a reduction of 132,111kg of carbon per year.
Not only is Alira Subang Jaya well connected to major highways, access to the 9.2-acre Central Park is easy, thus emphasising green living.
Another example of Avaland’s green development is Avenue25, a 13-acre project inspired by Malaysia’s magnificent forests within which the Alora Residences emerge as a hamlet for urban living amid nature.

Looking ahead
As of June 30, 2024, unbilled sales rose to RM954mil from RM863mil at the end of 2023, ensuring strong earnings visibility. Avaland is set to complete four major projects - Aetas Damansara, Alira Subang Jaya, Senderling Lakefront, and Phase 1 of Casa Embun, totaling a GDV of RM1.7bil. To support further growth, Avaland has established a RM1.0bil sukuk programme to enhance its financial strength and sustainability goals for future land acquisitions and developments.
Looking ahead to 2025, Avaland will launch its third luxury project, Aetas Taman Desa, as well as the second phase of the well-received Sanderling Lakefront in Cyberjaya. In Cybersouth, we will see the unveiling of landed homes within the masterplan, along with new commercial retail developments.
