What is it that reminds you of home? Would it be the places where you used to play when you were a child, or the lush greenery that enveloped you in a reassuring embrace? How about the safe environment that your neighbourhood afforded, or the delicious aromas that wafted out from your neighbours' houses? Come and explore what home truly means at Seremban 2, where all of that and more can be discovered.

A self-contained, integrated township that is thriving and ever-growing, Seremban 2 by IJM Land Bhd comes with the "unofficial" tagline of "Seeing is Believing". And what a wondrous sight there is to behold of this well-established development that lies nestled in Seremban. Sited on prime freehold land that spans over a massive 3,800 acres, the project is made up of two sections that lie side by side.

The first phase is Seremban 2 that was launched in 1995, with 2,300 acres and gently rolling terrain all around. The second phase is S2 Heights that has 1,500 acres, launched in 2007, and with beautiful undulating terrain that offers fantastic panoramic views of the surrounding areas.

The master plan for this delightfully harmonious township is to offer sustainable living for its residents, business operators and the public at large. The total land use is as follows: 55% for residential and commercial properties (charmingly designed homes and integrated commercial centres), 5% for conveniences as well as 40% for infrastructure and greenery (well-defined roads and pockets of parks).

A well-designed township
The township boasts a wide range of some of the best facilities and amenities around, such as shopping areas like Aeon Complex and Mydin Mall; government complexes like the district police and fire rescue department headquarters; educational institutions that encompass seven national schools and an international school (Zenith International School); banks such as Maybank, CIMB, BSN and Hong Leong; F&B outlets offering a choice of local, fusion and international cuisine; as well as a myriad options of retail and commercial lots.

Indeed, since its inception in 1995, Seremban 2 has grown by leaps and bounds to become a thriving township that is located in a very strategic part of town: a mere 1km from the Seremban toll plaza and 4km from the main town. Residents and visitors will be able to choose for themselves which roads to take to the development, as there are multiple access points leading in and out.

In addition, the township enjoys close proximity to major linkages such as the North-South Highway, Lebuhraya Kajang Seremban (LEKAS) and North-South Expressway Central Link (ELITE). This allows for quick travel between home and areas, such as Kuala Lumpur, Petaling Jaya, KLIA, Putrajaya and Cyberjaya. Also, a toll-free road passes by KLIA and KLIA2 (29 km).

Internally, everyone is able to enjoy ease of traffic flow with the proper planning of the project that was put into place when Seremban 2 was developing from the ground up. Well-served by wide roads, clear signages, interchanges and underpasses for easy and seamless connectivity, IJM Land has made sure that there are also a total of 10 bridges, which have been built throughout the development to help with traffic management.

Family and community first
In order to create a tranquil ambience that envelops both residents and visitors alike, there must be a naturally serene environment, and what better way to achieve that than with ample flora? In Seremban 2, there is not one, but two central parks which are the green lungs of this township and can be enjoyed by all and sundry.

The first one is the 15-acre City Park that holds a jogging path that winds around the lake, basketball court, tai chi and aerobic spots, chess corner and gazebos for picnics. The second one is a 30-acre Hill Park that is located 400 ft above sea level. It offers an unobstructed panoramic view of Seremban 2 and the surrounding greenery, as well as more adventure for the young ones. There is a mini Dinosaur Park, nature trails and a well-equipped playground.

For other recreational activities, there is also a 30-acre sports complex with facilities, such as a public Olympic-sized swimming pool, hockey stadium, lawn bowl and squash courts. The recently opened S2 Club promises even more hours of excitement for the whole family, with the recreational club hosting a well-equipped gym, fitness classes, badminton courts and a swimming pool.

The warm and welcoming embrace of a close-knit community that looks out for one another is key to ensuring that everyone feels at home right away. For the township of Seremban 2, it has become the focus, where plenty of diverse community events and activities are held yearly with the aim to foster friendships and create stronger bonds with its residents and the public at large.

Some of these include the IJM Land Run, Chap Goh Mei celebration, Raya celebration, gotong-royong, health screenings, Cycling Event, Treasure Hunt and Yearly Carnival.

Building homes, not just houses
Over the years and with land expansions, this thriving township is now home to 60,000 (and growing) population. As of today, there have been approximately RM3bil worth of properties sold, comprising 13,000 residential homes, 2,000 commercial shops and 207 light industrial units. There is healthy mix of many projects with practical layouts to suit different budgets and needs, which IJM Land has completed.

Chief amongst them are Kalista (the first high-rise project in Seremban 2 with units having built-up from 914 sq ft and priced from RM377,800); Santana (two-storey terrace homes with built-up sizes from 1,932 sq ft and priced from RM540,233); Suria 2 (two-storey terrace homes with built-up sizes from 2,269 sq ft and from RM617,289); Summerset (two-storey semi-Ds with built-up sizes from 3,237 sq ft from RM1,006,800) as well as Saujana Duta, exclusive homes with a "residents-only" clubhouse (two-storey bungalows from RM2,525,800 and three-storey semi-Ds from RM1,772,800).

There are two new and exciting future launches that the public can look forward to in Seremban 2. Kalista 2 Residences, an apartment project with full condominium facilities, has 522 units spread over two tower blocks and is targeted for launch in August. There are five built-up types, starting from 926 sq ft with an indicative price from RM300,000, and each unit comes with two covered carpark bays.

Rimbun Vista will offer a wholesome living experience in a tropical resort setting, and is targeted for launch in October. With two-storey superlink homes nestled on 42.6 acres, the 389 homes come in three sizes: 24 ft x 80 ft, 24 ft x 70 ft and 22 ft x 92 ft. This low density enclave contains a 4.86-acre park, which is the centrepiece designed to be the nucleus for residents to relax and appreciate the beauty of nature at their doorsteps.

Buyers and investors are no longer interested in buying just a piece of property; they are now looking for various factors such as a home that has a good design concept, capital appreciation, high rental returns, ease of reselling as well as the community and environment. The safety and security of a neighbourhood is likewise of paramount importance.

"We have ensured that most of the residential precincts come with standardised guarded facilities. Seremban 2 has also adopted the Crime Prevention Through Environmental Design (CPTED) concept, which is the separation of pedestrian walkways from the vehicle lanes, using generous planting of trees and shrubs for a natural barrier, and the use of LED street lights for brighter conditions during night time," assures Hoo.
