PROPERTY investors are still on the search for good property deals and many genuine buyers are leaning towards transit-oriented developments (TOD) as their choice.
According to real estate expert Abdul Aziz Ahmad, defining a TOD development is simple.
“Such a development should enjoy ease of ridership and walkability, maximum access to public transport, be vertical in nature, and hold both residential and commercial components,” he said.
i-City can be referred to as a TOD development as it enjoys being flanked by various expressways as well as existing rail line.
The Shah Alam development may also benefit from future LRT line extension and connectivity through the Kuala Lumpur-Klang bus rapid transit (BRT) route, expected for completion by 2018.
Abdul Aziz’s research on property sold in Singapore implies that residences closer to MRT lines can fetch higher selling prices than those even just 100m further away.
When choosing to invest in Kuala Lumpur, the closer a development is to a train line, the higher the demand and resale value that particular property can fetch.
