Speaking at the recently-held StarProperty.my Roadshow 2017 at Atria Shopping Gallery, Petaling Jaya, property speaker and real estate coach Raphael Wong said, investors are currently suffering from property overhang.
“According to the National Association of Realtors (NAR), before selling or renting a property unit, owners should be notified as to whom will buy or would tenant their property.
“It is stated that 89% of property owners are choosing real estate agents for the sole purpose of selling their homes.
Therefore it is important for a house owner, to be responsible when it comes to choosing an effective real estate agent for their property dealings”, he said.
Here are some tips to choose the right real estate agent, according to property speaker Raphael.
First and foremost, house owners are advised to look up licensing of the real estate agents chosen.
“Ask for their official tags; it is your right as a property owner”, said Raphael.
According to Raphael, it is safer to choose registered property agents to avoid any chances of fraudulence.
Secondly, researching property agents’ profile is another important tip to choose a good property agent.
“Research their profile whether they are serious and stay abreast of property issues and news. “How to do it? Checking their social media posts is the best way to know their level of dedication and interest in their career.
“As a property investor, one should understand as to how agents schedule their time for their profession.
“How long have you been in the real estate business? and how many properties have you transacted in the focused area?
“Those are the common questions you can ask a selected real estate agent, to get a clear picture of their ability,” he explained.
Another point that Raphael touched, is looking at real estate agents’ property listings.
“Property investors are required to look for photos of their properties in websites and ensure that the photos posted are clear and bright enough to attract potential buyers as well as to portray a positive outlook for the property attempted for sale.
Looking at their respective property website is also another way to reveal as to how dedicated agents are,” explained Raphael.
Raphael stressed upon selecting a knowledgeable real estate agent and gain recommendations from past clients, that could also favour property owners in picking good real estate agents that get the job done.
Raphael advised, “Questioning or clarifying information about a property unit that you are going to buy to a real estate agents will reflect as to how knowledgeable they are.
“Seek the agent’s past clients and clarify if or not they had previously performed well in their previous property transactions.
“Good records of real estate agents will mirror a good impression to property investors when making a deal with them,” he concluded.
