To compete with the online shopping businesses, physical commercial property businesses should seek some alternative ways to boost their commercial property value.
“Maybank closed 27 of its branches and Aeon Big closed three of its branches. Is this because of a flop in their business? The truth is no.
“Closing their branches does not mean that they are losing their business. They just stop their physical business to expand their virtual business. It is important to know some tactics to increase your commercial property value,” said Propedia Consultancy property speaker Vicky How.
Her talk at the recently held StarProperty.my Roadshow 2017 at Atria Shopping Gallery touched on the current state of the commercial market. Her talk is entitled, “Seven killer ways to increase your commercial property value.”
“Choosing a right property unit depends on demands and supplies. In the case of commercial property, location is the focal point of choosing a right property.
“Determining the centre of gravity and hotspots that attract people is one of the significant tactics. Then, you have to look at where the crowd main is,” she said.
“Besides locating near to the main road, make sure that you choose the right developer, check the road width and the capacity of cars in that area,” she added.
According to her, it is advisable to avoid a commercial property that is more than three storeys.
“Checking the things that block the view of the building such as trees and high tension wire is also important in choosing the right commercial property,” explained How.
She also advised the commercial property investors to survey private car park spaces before buying semi-D shops.
“This kind of properties increase substantially with the land price,” said How.
Moreover, crowd absorbency is another important point in choosing a good location for commercial property.
She said it is important to survey the property’s area population so that the investors will roughly know the catchment of the area.
“Buying a property at T-junction is another advantage for commercial properties. It will become a free advertisement as it may have traffic light which many people will cross and have a chance to see the commercial property,” added How.
Besides that, How said purchasing commercial property which faces a road is also beneficial to the property investors.
“It is advisable to have large frontage for the corner unit of a commercial property,” she concluded.
