It is important to get your building inspected prior to renovation, according to Canaan Building Inspection Sdn Bhd director Joshua Kang.
“It is impossible to find any defect free building, every home will have a flaw or two. There will always be a defect because it is made using the hand,” he said.
According to Kang, all buyers hold the right to inspect a property and request the developer to fix any defect as they are paying for the property.
“It is the first thing you have to do once you get the keys to the house. Make sure that there are no defects before you sign off. Once you do it, your complaint about any defect is not valid anymore,” explained Kang.
In his talk at StarProperty.my Roadshow 2017 at Atria mall last Saturday, he also advised buyers to never rush into any renovation prior to a property inspection, even if it is a small drilling.
“Once renovated, developers could lay a claim on non-liability on any defect present on the property, unless there is a strong evidence showing that the defect is not caused by the renovation, such as a drilling that is far away from the defect spotted,” he added.
Kang said among the things buyer need to check when inspecting the house is by making sure there is no scratch or dents at windows, tile unevenness of not more than 3mm (about the thickness of a 50 cent coin), no stains on false ceilings and no hollow tiles.
He said there are two methods to measure and evaluate the workmanship quality of a building construction work based on Construction Industry Standard, which is Conquas and Qlassic.
Conquas is a Singapore standard while Qlassic originates from Malaysia.
Buyers can check which developer is better through the Conquas and Qlassic scores from their websites.
“However, there is no developer that can score 100% because there is no perfect building. One of the highest so far is Gamuda Land, who once scored 91.4%,” Kang added.
Among the basic tools needed during the inspection include a camera, a property floor plan, a measuring tape and a set square.
