This time around, the StarProperty.my fair is organising a grand finale for 2016. This event takes place at hall 4 and 5 of the Kuala Lumpur Convention Centre in Kuala Lumpur, from today until Sunday (Nov 25 – 27).
Along with a list of familiar as well as new property developers, the fair will work closely with its premium partner IJM Land (IJM), introducing three amazing properties that have been newly launched by the popular property house.
Seremban 2, a great community to live in
Integrated and sustainable, this township is the most progressive and successful development in Negri Sembilan, offering panoramic views and complementing immaculate green landscapes.
The budding mixed-use development has a wide array of amenities such as a 30-acre Hill Park, a 15-acre City Park, Aeon Shopping Complex, Mydin Hypermarket, a S2 Club, seven schools, government precincts, district police headquarters, hospitals, clinics, banks, a post office as well as commercial centres.
The Seremban 2 Township’s newest addition is dubbed Rimbun Vista. Located on elevated ground, these super link homes would be developed over a spread of 42.6 acres, offering a total of 389 units.
Phase one holds 202 units offering layouts with measurements 24 ft x 80 ft, 22 ft x 92 ft, as well as 24 ft x 70 ft. This phase is 90% sold.
Rimbun Vista final phase is expected to launch in January 2017, featuring 22' x 80'.
The unique feature of Rimbun Vista emphasises on four key design pillars which include security, connectivity, space as well as greenery. The low density units (nine units per acre) are well connected to the Seremban and Labu toll located three kilometres away.
The township also offers healthy living with a 1.5km jogging/cycling path around the neighbourhood, a 4.86-acre green area inclusive of a 3.8-acre private central park, with perimeter fencing as well as guard house.
Additionally, the township is also high-speed broadband infrastructure ready, while each home is lavishly spaced with 40ft to 50ft wide roads and a five-foot walkway in front of each home, as well as a 20 ft back lane.
Thriving Bandar Rimbayu at South Western Klang Valley
The next property that IJM Land will be showcasing at the fair is located within Selangor. The entire Bandar Rimbayu township holds a gross development value of RM11bil.
This township is dubbed Bandar Rimbayu and is divided into four precincts named Flora, Fauna and Bayu as well as Commercial Hub, which is soon to be completed.
Since 2013, Bandar Rimbayu has launched a total of 1,818 units of homes and a new addition to the township launches will be Penduline, tucked within the Fauna. Penduline will offer a total of 625 units of double-storey linked homes that will be built across a 54.95 acres of land.
Penduline had previously launched Type A and B homes early this year with a take up rate of 65%. Now Penduline will offer its larger Type C homes featuring land areas of 20 ft x 70 ft with total built-up area of 2,028 sq ft.
The larger final phase of the Penduline parcel will be priced from RM739,800.
These homes will be the final phase of the Penduline parcel selling from RM739,800. This phase offers a total of 155 units surrounded by 8.4 acres of lush greenery, encapsulated in a central park, which will serve the local community.
The central park is well equipped as it offers facilities which include a neighbourhood square, a football lawn field, a multipurpose court, a futsal court, a playground, a jogging track as well as an outdoor gym.
Getting to this township is easy as it is well connected via highways including the Lebuhraya Kemuning –Shah Alam (LKSA), the South Klang Valley Expressway (SKVE), The Lingkaran Tengah Expressway (ELITE) and the Lebuhraya Shah Alam (KESAS).
IJM Land will also be showcasing its property that is equipped with residential, commercial and recreational facilities, which are currently being developed next to Bukit Kerinchi’s 200-acre forest reserve dubbed, Pantai Sentral Park.
Kuala Lumpur’s one and only urban forest city
Accommodating up to 15,000 residents, its first two residential phases, the 38-storey Inwood Residences and the 41-storey Secoya Residences have been launched.
Nestled in the meeting point of the New Golden Triangle, Pantai Sentral Park makes travelling convenient. With easy access to the city’s hotspots, the new city is adjacent to Kuala Lumpur to the north east, Bangsar and Damansara to the north, Petaling Jaya, Subang and Sunway to the west and Cheras, OUG and Sungei Besi to the south east.
The close proximity to KL Sentral, Universiti LRT station and Pantai Dalam KTM stations makes commuting a breeze. Kuala Lumpur’s foremost green precinct is linked to various road networks such as the Federal Highway via Jalan Kerinchi and from Bukit Gasing via Jalan Pantai Dalam.
Additionally IJM Land is also building a direct link to Pantai Sentral Park from the New Pantai Expressway (NPE).
