The term condominium units and apartment have been distorted over the years, especially in Malaysia, where they are used interchangeably. But are you aware of the distinctions between these two properties?
The distinction is important as it affects your lifestyle as well as the amount of money you will have to pay later. So check out some of these points and consider them when you are choosing between a condominium unit and an apartment:
1/ Facilities
Generally, the facilities inherent in an apartment building are less sophisticated compared to a condominium, but this is not the case with serviced apartments. A condominium usually comes with a swimming pool, gymnasium, jogging paths and more. On the other hand, a standard apartment project provides the bare minimum such as a playground, parking space and stairs, although some may have lifts.
2/ Serviced apartment equals condominium
In western countries, a serviced apartment comes fully furnished, with services provided such as concierge, room services, and housekeeping. Serviced apartments are often rented out for short-term or long term purposes to either expatriates, business travellers and tourists.
But in “Boleh Land,” various property developers in the name of marketing, have named their projects as serviced apartments, minus the services. However, the facilities provided at a serviced apartment rivals that of a condominium, so that is a plus.
3/ Privacy and security
Unlike many condominiums, most serviced apartments have shopping malls or retail lots situated at the bottom of the development. Residents may not enjoy the encroachment of visitors into their space, but it can be very convenient to have all your needs met a short distance away. Although some apartments do not come with such arrangements.
House buyers who prioritise safety should also consider purchasing a condominium unit as security measures are usually more stringent. Normal apartments, although not all, provide rudimentary security measures. With low-cost apartments, this aspect deteriorates further.
4/ Get the terms right
A condominium denotes the entire development itself, so technically you live in a unit within the condominium. However, you may state that you live in an apartment as it indicates a single residential unit.
