Choices for buyers and investors alike

THE most prominent property fair at Kuala Lumpur Convention Centre (KLCC) by StarProperty.my is back on Nov 11 and 12 and will display a multitude of homes from selected developers.

The developers include Amcorp Properties Bhd, BSG Property, CB Land Sdn Bhd, Cicet Asia Development Sdn Bhd, Eco World Development Group Bhd, Mah Sing Group Bhd, Maju KL, Premier Property Plus and Putrajaya Holdings Sdn Bhd.

S P Setia Bhd will be showcasing three of its latest developments at the fair, namely Setia Seraya Residence, Setia Ecohill and Setia Eco Glades.

S P Setia sales and marketing senior manager Lisa Ooi said Setia Seraya Residence, located in Precinct 15, Putrajaya, offered three different layouts.

Type A is 1,002sq ft with three rooms and two bathrooms, while type B is 1,202sq ft with four rooms and three bathrooms and type C at 1,420sq ft has three rooms, two bathrooms and one lanai.

The development is also located in Putrajaya, with several highways leading to the city.

Setia Seraya dwellers will find an abundance of amenities nearby such as a Diplomatic Precinct, Nexus International School, Alamanda Mall, IOI City Mall and Serdang Hospital. The proposed high-speed rail will also be built nearby.

On top of being the tallest residential building in Putrajaya, Setia Seraya features a variety of luxurious and modern facilities with multi-tiered security.

Setia Ecohill, on the other hand, will be highlighting Ecohill Walk, the first integrated commercial development in the Kajang-Semenyih Corridor with perfect integration of a mall, retail and office spaces, as well as residences. Purchasers with bookings at the exhibition will be entitled to an earlybird package of up to 7% discount.

Reflecting on the housing market sentiment in 2017, Setia EcoHill Sdn Bhd sales and marketing head Norlina Mohd Noor said the current market condition was very fluctuated.

“The trend is showing more genuine housebuyers looking into property for their own use instead of for investment.

“I see this as an essential move and quite a different market compared to the old days.

“The product selling cycle has been prolonged from one to two years to entirely sell a parcel,” she said.

“Besides that, I think the response varies across projects. We notice that projects with a distinguishable design are better received by the market. For example, our Kingsville single-storey and one-and-a-half-storey bungalows have achieved an approximate 60% take-up rate since the soft launch in September. The key to staying relevant is about launching what the market desires,” she added.

The township will also launch a series of linked semi-detached homes by the end of the year and double-storey terrace houses in the first quarter of 2018.

Setia Eco Glades will be presenting the Isle of Kamares, one of its eight isles in Cyberjaya. The Isle of Kamares has 12 units per block with private internal courtyards and water features, with a Mediterranean concept as its theme.

Setia Eco Glades Sdn Bhd sales and marketing manager Annabelle Lee said the company would offer an upfront rebate of 7% for homes purchased at the fair.

“In addition to the upfront rebate, we are also offering a furnishing cost worth RM70,000 and an additional 7% discount for bumiputra buyers.

“We have also collaborated with Malaysian Airlines Bhd to give away free MAS Enrich points, valued at 10% of one’s house purchase price,” she said.

The fair will also feature industry property gurus who will share their insights on the property market.

“Under the Setia Privilege Programme, previous customers will be entitled to a Loyal Customer Rebate that ranges from 0.6% to 3.1%.” Lee added.

Setia Eco Glades will also waive the sales and purchase agreement, legal, stamp duty, loan of agreement and disbursement fees.

The fair will be organising other activities such as a feng shui consultancy corner, property and investment talks and fun stage events by 988 and Suria FM. Visitors to the fair can participate and win a suite worth up to RM500,000.
