MEKARSARI is a mega-scale integrated township development in a new urbanity spanning across 300 acres in Bertam, Kepala Batas, Penang.

Kepala Batas has been transformed from a sleepy one-street town in the 1970s to a modern and well-planned municipality.

This fast-growing new development in north Seberang Prai is furnished with a wide range of public amenities such as key government agencies, educational institutions, medical services, hypermarkets and other recreational and lifestyle facilities.

Bordered between Butterworth in Penang and Sungai Petani in Kedah, Mekarsari is easily accessible from the North-South Highway and Penang Bridge.

Developed by Bandar Kepala Batas Sdn Bhd, a subsidiary of Hunza Properties, the project comprising over 1,000 units of landed properties is strategically situated opposite the established Bandar Putra Bertam township, which was also developed by the same developer.

Mekarsari is a multi-phase development. Its first phase of 253 single-storey semi-detached homes of 1,381sq ft each and two types of zero-lot bungalows of 1,643sq ft and 1,760sq ft is scheduled for completion in the second quarter next year.

Designed with modern comfort and tranquillity in mind, the specially crafted homes are finished with high 11ft to 12ft ceilings to maintain a cool indoor temperature, and the north-south orientation of each home maximises natural lighting without exposing the interior to the baking heat of the sun.

All Mekarsari units are equipped with myriad lifestyle-enhancing features such as versatile living spaces, green landscaping, open spaces, natural ventilation and great privacy.

For the zero-lot bungalows, they were designed with carefully positioned openings on only three sides of the house, ensuring total privacy for the home buyers.

The subsequent phases will see more double-storey terrace houses and zero-lot bungalows.
