KUALA LUMPUR: Berjaya Times Square Sdn Bhd has officially launched its latest development, Times Square 2, a freehold apartment along Jalan Imbi, connected directly to the iconic Berjaya Times Square.
"We're excited to unveil our new property, promising exceptional value for investment in a prime location with modern amenities and attractive pricing. This project carries a GDV of RM625 million and I am confident that we will sell out by the end of this year,” Berjaya Land Bhd group chief executive officer Syed Ali Shahul Hameed said.
The first phase has achieved a 50% sold-out rate with a mixed development title. Berjaya Times Square executive director Tan Tee Ming is quoted as pricing each unit at approximately RM1500 per sqft.
Times Square has a total of 629 serviced residence units in a 41-storey tower, ranging from 488 sq ft one-bedrooms to 1,356 sq ft apartments. In addition, the development is slated to have 15 retail units. Among notable features are the drive-through on the ground floor and a sky restaurant at level 4L.
"Designed to cater to city dwellers, both local and foreigners who are looking for capital gains, we placed a great deal of emphasis on providing a practical and functional layout such as having a hackable wall for the small unit sizes as an option to combine both units, a dual key design to offer flexibility in renting out the suite to assist with mortgage and ensuite bathrooms that provide convenience and prevent the bathroom rush in the morning," Tan said.
A prominent feature of Times Square is its access to the Kuala Lumpur city skyline, where residents will be privy to landmarks such as Merdeka LL8 Tower, KL Tower and the Petronas Twin Towers.
“It’s also worth adding that, with sustainability, everyone is eager to drive less and walk more. The fact that we are connected to the Imbi monorail station is very useful, we are also connected to Lalaport, which is connected to the Hang Tuah LRT station and eventually, not only will there be a direct connection from Times Square shopping mall, but also a direct connection to Lalaport,” Tan said, referring to the plans slated for two overhead bridges.
Times Square 2 is quoted as having been built with sustainable materials, Syed noted that the building itself has achieved a GreenRE rating.
“We’ve been trying to revamp Berjaya Times Square. During Covid, we lost a number of tenants but now that we’re two years outside of Covid, our occupancy is back up to 90% and I think the fact that our tenants like what we have done to Berjaya Times Square has been very encouraging,” Tan added.
Accessible by major highways such as the Maju Expressway and the Setiawangsa - Pantai Expressway, Times Square 2 is expected to be completed at the end of 2027, with its construction scheduled to take place over four years.
