PETALING JAYA: The latest phase of Balau Homes in Mutiara Hills, developed by Boustead Properties Bhd has achieved a 70% take-up rate since being launched in May 2023.
Phase 1B comprises 90 units of freehold and individual titled double-storey linked homes in Mutiara Hill township in Semenyih. The township is surrounded by the panoramic Titiwangsa Range and Broga Hill and is accessible via Lekas, Cheras-Kajang Highway and Sungai Besi Expressway, providing convenient links to Kajang, Bangi, Putrajaya, Cyberjaya, Seri Kembangan, Bukit Jalil and Puchong.

It comes with a land size of 20 ft x 70 ft. The development will include a multitude of outdoor facilities that promote healthy living and foster family bonds.
In line with the developer’s focus on environment, social and governance (ESG) principles, Mutiara Hills township obtained a provisional GreenRE certification in 2021 and has completed a preliminary biodiversity assessment, in preparation to commence its river park conservation and preservation initiatives by the end of 2023. This park will include natural waterways and lush surroundings to create a green lung in the township which will also foster a vibrant communal lifestyle that prioritizes well-being.

With prices starting from RM535,680 to RM782,000, Phase 1B is expected to be completed in April 2025. The previously launched Phase 1A1, comprising 74 double-storey linked units, and Phase 1A2, with 66 units, are expected to be completed by September 2023 and March 2024, respectively.
