SELANGOR: Avaland Bhd has recently topped out phase one of its award-winning Casa Embun project, marking a pivotal moment for Avaland as Casa Embun is its first vertical development at its Cybersouth township in Dengkil.
The first phase of Casa Embun, which has a gross development value (GDV) of RM209mil, comprises 482 serviced apartments and 16 retail units. First launched in 1Q 2023, the project has achieved a 99% take-up rate to date. Avaland is expecting to complete the project ahead of schedule as the slated completion date was originally 1Q 2025.
Avaland chief executive officer Apollo Bello Tanco said: “Topping out Casa Embun ahead of schedule underscores our team’s unwavering dedication to precision in development planning. This achievement reflects our commitment as we continue to enhance the Cybersouth township.”
The development secured the StarProperty Awards 2023 in The Starter Home Award, Best Primary Home Development (High-Rise) category as well as receiving GreenRE bronze certification for its sustainability features.
Phase one’s take-up rate prompted Avaland to launch phase two, which has a GDV of RM202mil. The second phase comprises 505 units of serviced apartments ranging from 550 sq ft to 1,541 sq ft. The prices start from RM250,000 and come in two distinct layouts of either two rooms and one bath or three rooms and two baths.
Casa Embun comes complete with family-friendly facilities such as a multipurpose pavilion for family gatherings, including barbecue facilities, outdoor dining, a themed playground, 25m swimming pool and children’s wading pool, a gymnasium overlooking the pool, sports facilities such as futsal and badminton courts, a 0.9km jogging path and electric vehicle (EV) charging ports at the car park.
Efforts are also already underway to introduce more commercial and landed properties at Cybersouth alongside enhancements to existing facilities, which underscores Avaland’s unwavering commitment to cultivating lasting value and nurturing a vibrant community within Cybersouth.
In discussing Avaland’s plans for 2024, Tanco remarked: "As we expect to complete four projects with a GDV of RM1.7 billion over the next 18 months, we will focus on managing and monitoring all of our on-going projects. At Avaland, we want to ensure that we are not only able to complete our projects ahead of time but to also deliver projects that are of outstanding quality to all our esteemed buyers.
“We also anticipate an exhilarating year ahead for Avaland, with a target to achieve sales worth RM1 billion this year, supported by ongoing projects and upcoming launches such as Aetas Seputeh, Amika Residences, and Anja Bangi. These new launches have a total GDV of RM1.4 billion and we look forward to positive take-up rates for these projects due to their strategic locations and innovative designs tailored for contemporary lifestyles.”
