True to its name, Klang’s latest and trendiest hub for food, fashion, and culture is pulling in people, food outlets and businesses to its location.

Aptly named Gravit8, it is acting as a centre of gravity, attracting all the components that will make this place a truly happening for both residents, business operators and visitors.

With its first two towers of residential units, along with the commercial component, completed and in the midst of handing-over, Gravit8 is a natural convergence point for people in Klang to come together, to see and be seen.

The man-made lake is the first component to be completed, accentuating the value of Gravit8 properties while introducing a perfect setting for community activities and recreation.

Already the eight-acre lake is a big draw for many events like the annually-held Gravit8 Charity Fun Run and couples taking advantage to have their wedding photo shoots along the lakepark, said Mitraland Group founder and deputy executive chairman Chuah Theong Yee.

“We will be handing over Nordica and Adria to the owners end of this month,” he said, pleased with being able to deliver the project in time for the owners to move in before Chinese New Year which falls on January 25 and 26, next year.

Nordica, named after the Nordic Sea, consists of 340 units, with built-up sizes measuring from 631 sq ft to 1,031 sq ft while Adria, derived from the Adriatic Sea, comprises 342 units with built-up sizes of 631 sq ft to 1,046 sq ft.

The retail component, with its nautical design, is set to open in April, he said.

Two other towers in Phase 2B – Andaman, named after the Andaman Sea, and Ashino, inspired by the Ashino-ko Lake in Japan – are due to be completed next year.

Increasing value

Set within a 15 acres of freehold land, this integrated development, which has a gross development value of RM1.3bil, is designed as a lifestyle hub consisting of themed condominium units, retail mall, corporate office towers as well as a boutique hotel. 

Mitraland's past successes have marked the company as a major player in property industry. Incorporated in 1998, the company has grown from strength to strength by developing landed property projects in Cheras and later, luxury condominiums in Mont’ Kiara. 

“When we started Gravit8, the GDV was RM1.3 billion. By the time we finish, it will be about RM1.5 billion,” he said. 

The majority of buyers are from the surrounding areas of Klang itself as families look to upgrade their homes, he said. “It is more of the lifestyle that has drawn buyers to the development.”

Interestingly, Chuah said it was the bigger units that were snapped up first, clearing showing that it was families that will be moving into the first two towers Nordica and Adria. 

Spill over effects from three major projects

Real estate consultancy CBRE-WTW managing director Foo Gee Jen pointed out that the development is likely to benefit from the spill-over effects of the entry of the IKEA distribution hub and the proposed RM200bil port and maritime city project on Carey Island.

In addition, the government’s recent proposal to designate 380 acres in Pulau Indah as a free trade zone (FTZ) is a positive step towards attracting more investments from global players and transforming Selangor into a regional logistics hub, he said.

The tract is located adjacent to the Port Klang Free Zone (PKFZ) and next to the proposed Westports extension, he said, point out that employees from these billion-ringgit developments would be seeking out nearby accommodation.

Lifestyle appeal

Residents will be able to choose which infinity pool to use once the other two towers are completed as they can share each other’s facilities, which includes game room, gymnasium, jacuzzi, jogging track, multi-purpose hall, convenience store, playground and Surau.

Chester Venture Bhd group executive chairman Datuk Howard Chew said Gravit8’s appeal is the lifestyle and amenities that the project will offer. 

“It’s more of a change in their lifestyle where buyers were previously used to landed properties without facilities,” he said, adding that they will also be able to enjoy better security.

Mitraland Group CEO Datuk Andy Khoo said the units come with electronic locks as part of the improved security system. “Each tower has its own lobby entry and owners enter via their personal key card which will only access their level. This is the added security,” he said.

As technology improves, Gravit8, which is expected to be completed in 2025, will see improved security measures.
