A green industrial park like no other

SAID to be the first holistically managed industrial park in Iskandar Malaysia, i-Park@Indahpura has been named the Most Conducive Workplace by The Iskandar Malaysia Accolades (TIMA) 2016.

The industrial park is one of the flagship projects by AME Development Sdn Bhd that is strategically located in the southern economic corridor.

Equipped with high security facilities, it also possesses excellent connectivity to seaports, airports, expressways and public amenities.

Its managing director Kelvin Lee Chai said that i-Park, on a 93ha plot, stands tall due to comprehensive master planning coupled with fully integrated services.

“We take pride in how we have been able to manage the i-Park without outsourcing the maintenance since its launch in 2011.

“We have put much thought and effort in building the structures from the ground up and creating a landscape for best sustainability,” he said.

Lee said that the green-concept park was certified by the Green Building Index in July 2015 based on energy and water efficiency, indoor environment quality, innovation, material and resources as well as sustainable site planning and management.

He noted that on top of generic building design, AME also provides custom-made services towards designing factories according to clients' specifications, which effectively saves time from engaging in any additional renovations.

“Custom-made buildings also reduce unnecessary material wastage in order to deliver a building with move-in conditions for immediate operations.

“We use low- maintenance, long-lasting and eco-friendly building materials,” he said.
He added that the overall carbon dioxide emission reduction is estimated to be 7,639 tonnes annually in phase 2 alone after implementation of green practices.

Lee also said the foreign workers’ hostel in the park was the first of its kind in Johor.

“The i-stay workers' dormitory, which can accommodate up to 3,100 workers at a time, is equipped with wireless Internet and a television viewing hall as well as basic facilities.

“It is also highly secured with facial recognition and thumbprint systems installed to ensure that only the tenants may gain access to the dormitories.”

He said that clients particularly like the idea of a workers' dormitory being of walking distance from the workplace as it has helped in reducing the number of workers taking medical leave and increased productivity.

“Not only have the operators given the thumbs up but the workers themselves enjoy staying at the dormitory as it has all the facilities located just opposite our recreational park where they can exercise or carry out their activities,” he added.

Lee noted that the recreational park, which surrounds its detention pond, includes a 581m jogging track, 12 sets of outdoor exercise equipment and a football field, accessible to employees and locals.

Catering to light and medium industries, the factories within i-Park has seen between 55% to 62% value appreciations since their launching six years ago.

“More than 85% of the operators here are multinational companies in the manufacturing, warehousing, logistics and other industries.

“i-Park phases one and two are fully developed and fully sold or leased while only limited units are available for the third phase," he said.

Lee added that the TIMA award encouraged the company to push forward.

“Our next project, the i-Park@Senai Airport City, will set another benchmark and help us become the first industrial resort with top-notch facilities in the country,” he said.
