Builders of Bukit Jalil: The hands that laid the foundation

THE advent of an international sporting event led to the successful transformation of Bukit Jalil, with an increasing number of developers arriving at the scene.

The pioneer

Savanna, Bukit Jalil, PerspectiveEntranceBerjaya Land Bhd, the pioneer developer in Bukit Jalil. It started in the early 1990s by building the 18-hole Bukit Jalil Golf and Country Resort with bungalow lots.

The 165-acre golf course, now one of the attractions of Bukit Jalil, was renovated and then accorded the title of “Most Improved Golf Course in Malaysia” at the 2016 Malaysia Golf Awards.

Other projects followed suit, including Savanna (2008), Covillea (2012), KM1 East and West (2014), and the newly-completed commercial shop offices The Link 2 (2018).

The developer’s first affordable home project, Residensi Lanai@Bukit Jalil under the Rumawip scheme, is currently under construction. The project comprises 648 three-bedroom apartments with a built-up area of 800sq ft. Each unit sells for RM300,000 and the development is due to be completed by November 2019.

In the near future, Berjaya Land plans to launch two developments within Bukit Jalil, namely The Tropika and The Botanika.

According to the company’s Annual Report 2017, The Tropika will feature 13 shop offices, 15 retail outlets and 861 serviced apartments of 731 to 1,317sq ft. The estimated GDV for the project is RM700mil.

The Botanika will comprise four towers of condos with sizes ranging from 850 to 2,200sq ft. Its estimated GDV is RM1.0bil.

Key developer

Aurora_Place_2_2_1The company has completed more than two thousands homes in Bukit Jalil via its property arm Bukit Jalil Development Sdn Bhd (BJD). Among its earliest residential developments are Sri Rakyat apartments (2003), Jalil Damai (2006) and Jalil Sutera (2008). The company also entered the commercial arena by developing The Ritz shop office (2006).

In September 2013, Ho Hup launched the 10-acre Aurora project, a mixed development adjacent to Pavilion Bukit Jalil City. The development consists of Aurora Place (64 units of three to five-storey shop offices) and Aurora Sovo (209 Sovo units located above the Aurora Place priced from RM416,300).

Ho Hup now focuses on joint-venture partnership projects. BJD has tied up with Pioneer Haven Sdn Bhd (PHSB), a subsidiary of Malton Bhd, to develop the 50-acre Bukit Jalil City.

 

Catalyst development

Pavilion_Mall___Bukit_Jalil_City-_Night_View_2Bukit Jalil City (BJC) is a joint-venture development between Malton Bhd and BJD. The project has been much-discussed since its launch in June 2015. It is seen as the major catalyst to further transform Bukit Jalil into a vibrant and versatile metropolis, backed by two premium brands – Malton Bhd and Pavilion Group. Spread over 50 acres, BJC is divided into four major components:

1. Pavilion Bukit Jalil: With a net lettable area of 1.8 mil sq ft, the shopping mall will be managed by the Pavilion Group and due to be completed in the fourth quarter of 2020
2. The Park Sky Residence: Four towers of 1,098 luxury serviced apartments
3. The Park 2: 709 serviced apartments directly linked to Pavilion Bukit Jalil via an exclusive link bridge
4. Signature shop offices: First phase with 112 units

The newcomer

Residensi Bintang Bukit JalilLBS Bina Group, a newcomer to the area, launched its first project in Bukit Jalil – Residensi Bintang Bukit Jalil (RBBJ) – in the first quarter of 2018.

Sitting on 15 metres of elevated land, the project is located on the highest point of Bukit Jalil. Thus, it is named “Bintang” (star) to echo the design concept of “Experience life at the top amid the stars." Residents will be able to enjoy views of the city skyline and the Titiwangsa range, the majestic backbone of the peninsula.

RBBJ is a stylish starter home priced from RM650 per sq ft for families and young homebuyers. It is scheduled for completion in 2022.
