Getting very close to the nature, one can find that the facilities at Kampung Warisan such as the club house, have some termite problem. This can be evidenced by the defects on the woods on its roof structure. Besides termites, there are also mosquitoes and other insects in the area. As the country is harmed by Aedes that causes dengue fever, residents have to bear the risk. Living with mosquitoes surrounding the residential will make the place not pleasant to live as well. In terms of maintenance run by the management, it is acceptable but not great. The place is clean but not very well maintained as the termite problem is not solved, the Koi pond is not cleaned regularly and others. There are too much rooms for improvement for the management; but as for residents, considering lush greenery in the area to be maintained, the service is acceptable at RM0.26 psf maintenance fee.Price of Kampung Warisan depends on the size as well as views offered from the unit. Units are either facing Seri Maya, military barracks, forest or pool. The pool view is the most desirable and tagged at the highest price but it is only available for 3-bedroom units. Military barracks and Seri Maya views are the least desirable here. Small units will have either views of Seri Maya, military barracks or the forest.There is a restaurant open in the compound of Kampung Warisan that features Malay architecture design and offers local delicacies. But, residents claimed that the foods served do not taste very well and also expensive. Kampung Warisan is also quite close to high tension power cable. According to some researches, it causes cancer if one is exposed to it in long-term. Expatriates really mark this as their main consideration, as they care about their health. Living along Jalan Jelatek, you have to suffer intolerable traffic congestion every single day. Jalan Jelatek is the main access for motorists from Setiawangsa, Wangsa Maju, Setapak, Keramat and others to head to Jalan Ampang to get into the city center. After passing through Jalan Jelatek, you have to suffer double the hectic along Jalan Ampang. Even though Setiawangsa LRT station is just located across the street, it is not an ideal solution to this because the train will be packed and cramped by the time it reaches Setiawangsa station. There is only a slight chance for you to slide yourself in during peak hours. Comparing Kampung Warisan with its next door neighbor, Seri Maya, most said that the former has loads more to offer despite being almost a decade of age. Seri Maya is a high-density modern looking condominium, that houses more than 1300 units and comprises 2 communal areas. Some claimed that its finishing is not very well. Investment wise, Kampung Warisan is a wise investment to make. It is also a great residential for own stay. It offers high rental yield as well as capital appreciation. It will maintain as one of the only low rise residential nearby KLCC, as future development around the area will foresee high density development. If you intend to invest in a unit here, look for the Type A 1 bedroom unit, as it offers highest rental yield among all, and there are only 24 units available.
