Analysis
According to Shangri-La's financial report for the year of 2003, UBN Apartment demand has risen as its occupancy rate increased from 54% to 58% - mainly caused by a steady rise in demand for one-bedroom units from single expatriates. However, average rental rates fell slightly during the year. Not only in 2003, it also suffered in previous years because of the depressed residential property markets in the vicinity as well as new residential supplies.Just few doors away, there is a new residential development named St Mary Residences. It was launched in June 2009 at around RM800 psf. Hence, residents have to suffer dusty air and construction noise during this 3-year construction period. Even though UBN Apartment is located few hundred meters away from the Petronas Twin Towers, most residents cannot enjoy its view as it is blocked by UBN Tower. Luckily, they get to enjoy breathtaking view of Bukit Nanas Forest Reserve.
