Analysis
The Orion is developed by Swasta Setia Holdings. The company is backed by a 30% share ownership by Lembaga Tabung Haji Malaysia. The Orion is the first residential development by the company. Previously, Swasta Setia Holdings has developed Yayasan Selangor Tower and Menara TH Selborn, both situated within walking distance from The Orion. These developments are part of the five parcels developments that include a commercial business district in Parcel 2, and a 25-storey commercial building in Parcel 3.The Orion took several years to be taken up, even after it was completed. Nonetheless, its KLCC view units were sold out within several months, but Taman Tasik Titiwangsa view units took several years to be taken up. Not only that, the completion date has been postponed for several times. Being one of the cheapest high-end condominiums in KLCC vicinity, The Orion appeals to a lot of investors due to the low price factor. But considering massive supply of high-end condominium in Kuala Lumpur, The Orion does not possess any advantage to top other residential in the enclave. Comparing The Orion and Setia Sky Residences, there is a major difference in the sense of ingress and egress. Commuting from KLCC is convenient via Jalan Raja Muda for Setia Sky Residences. As you come from PWTC direction, you can utilize the U-turn at Jalan Semarak. Meanwhile, if you head to KLCC from The Orion, you have to struggle to make a U-turn at Jalan Pahang roundabout which is about 2 km away. Mind you that you might get stuck in the traffic for about 30 minutes just to reach the U-turn during peak hours. Being located right beside Jalan Tun Razak, one has to bear around the clock terrible traffic congestion. Nonetheless, Jalan Tun Razak is among the busiest road in the country. It is utilized by motorists who commute to the city from Sg Besi, Sentul, Cheras, Petaling Jaya, Kepong and other areas. In addition, this traffic problem also contributes to noise and air pollution in the area. The Orion does not seem to appeal to expatriates or even locals due to several factors. As for expatriates, they would prefer to stay within the heart of the city where they can walk to work or commuting via LRT, or together with their expatriate friends at prime expatriate locations such as Mont Kiara or Embassy Row in Ampang. As for the locals, RM2,500 for rental is quite high and they would prefer to rent on landed residential in Keramat and Setiawangsa.
