The developer of The Forum, Lum Chang Group is among the earliest developers to build high-end projects in Kuala Lumpur. Lum Chang is founded in Singapore and the group is a familiar name in property development in its home country. Its remarkable developments in Singapore include Paragon Shopping Mall, National University of Singapore, National Library, Singapore Marriott Hotel and Bugis Junction. While in Malaysia, the group also developed Damansara Villa, Wickham Manor and the Kuala Lumpur Golf & Country Club (which is owned by Sime Darby since 1996). Its latest projects are Suria 618 in Shah Alam, Twin Palms Sungai Long and upcoming Twin Palms Kemensah.On the bright side, The Forum is overlooking lush greenery views of Royal Selangor Golf Club course and magnificent view of Kuala Lumpur city skyline. But the view depends on the unit, as some units are facing Menara AA and Wisma Technip directly. With just a glance, this condominium looks very old and not well maintained. You can even see an untenanted low-rise unit near the guard house has grown some huge plants on the balcony. The paint on the building is already faded.The Forum main access is via Jalan Tun Razak. It is well-known that Jalan Tun Razak is a very congested road, from the morning till late evening. Even though there have been few highways developed to ease the traffic, the congestion still happens every single day. Besides an eye-sore for the residents, the congestion also contributes noise and air pollution in the area.Even though The Forum is strategically located in the city centre, its price is not adjacent to most of residential prices in the area as it is priced around RM400 psf, while others like 231 TR and Bintang Goldhill are priced from RM730 psf and RM700 psf respectively. Without any refurbishment and major renovation works on the condominium, there is no chance for the price to escalate much further. If you really wanted to live in the city but lack of budget, The Forum is your answer. Its rental is tagged at just RM1.90 psf, rather than others which mostly are above RM4.00 psf.
