Analysis
Despite being strategically located in the city centre, you have to bear in mind that The CapSquare Residences also stands next to Sungai Bunus, which has been associated with numerous flood issues for a quite long time. There is a huge potential that the river can run down the basement car park if heavy thunder storm occurs in the future. One may find that the area where The CapSquare Residences located is not a favorite spot to be called home. Once you step out of the sanctuary, there will be a number of commercial activities taking place. One may find plenty of Bangladeshi, Nepalese and Indonesians around the area of Jalan Tunku Abdul Rahman and Jalan Masjid India. On the other hand, it is totally a different world inside the Capital Square itself, where plenty of expatriates will usually hang out at those chic bistros and restaurants after office hour. There is also a lavish shopping complex and signature offices, making a stark contrast to the surrounding outside. But the good news is, a major refurbishment of old colonial shops into boutique shops is under going within the area. Asian Heritage Row is one example of such urban transformation. This will definitely change the face of Dang Wangi vicinity into the next KLCC.Traffic congestion at the surrounding roads is quite bad during peak hours, weekends and public holidays. This problem is due to the roads used by thousands of motorists to commute to work, as well as shopping and leisure. You will find the problem becoming worst during Ramadhan (fasting month for Muslims), as there is massive crowd from all over the country rushing into Jalan Tunku Abdul Rahman to shop for Hari Raya preparation. Most claimed that the developer's price of The CapSquare Residences was overpriced. They believed that the price was tagged at an equilibrium price after considering the cost and market driven values. Therefore, potential capital appreciation is quite limited for the development. It is not a new issue for BRDB's projects anyway. No wonder one can find unit for sale even after it has completed. In terms of rental yield, there was a valuation report done in 2008 that stated The CapSquare Residences was doing 6.1% during the year. Comparing from the rental yield, it might be better to invest on Mayland's Maytower, which just located across the road. However, Maytower is only available in studio units, henceforth the upside is very limited.
