Taman Daya is a leasehold housing development located in the township of Kepong in the state of Kuala Lumpur. It is one of the more deeply located neighbourhoods, but is still very close to the Kuala Lumpur city centre at a 20-minute drive away. Mont Kiara and Bangsar are of an equal distance away, while Petaling Jaya is almost half an hour away.Taman Daya is a very prosperous housing development which offers double storey and triple storey terrace houses as well as 4-storey walk up apartments. Built-ups of the landed properties range between 1,430 sf and 2,500 sf with between 3 and 5 bedrooms, while the walk-up apartments are of approximately 880 sf per unit housing 3 bedrooms and 2 bathrooms. Prices for the houses range between RM400,000 and RM800,00 while the apartments cost between RM99,000 and RM179,000.Taman Daya offers a very well established housing development that is very fully tenanted. All the houses on the market from this area are second hand, offering buyers either partially or fully furnished homes. Buyers can usually opt to get units with built-in kitchen cabinets and wardrobes, while many of the landed properties have been extensively renovated.Taman Daya has a large football field in the middle of the neighbourhood, which is shared by all the residents, while located along the main road are many shops. Some of the shops include a mini mart, many eateries, an aquatic shop and the Pasaraya Harvard Lim Heng. Located in the far corner of the Taman Daya map is also a Petronas petrol station.As with most of the residents in Kepong, the most popular hangout spot of the area is Metro Prima Jusco which has a very well stocked supermarket as well as many boutiques and franchise restaurants. Around this area are also many local banks, all less than 10 minutes away from homes. Schools for all ages are abundant in the area, while the closest medical healthcare centre is the Sungai Buloh Hospital 20 minutes away.Taman Daya sits just off Jalan Ehsan Utama and has excellent connectivity to major highways such as the Selayang - Kepong Highway, as well as a direct access route from the neighbourhood to the Middle Ring Road 2 (MRR2). By utilising these routes, residents will find that they have excellent access to Jalan Ipoh as well as the North - South Highway. Public transportation is non-existent in this area.

    Taman Daya is a housing development that is surrounded by many other residential developments. It is located in a very high density area, where all the residents share the same access routes. As such, residents can usually except massive traffic congestions during peak hours, where the turn-off from the Middle Ring Road 2 (MRR2) and Jalan Kepong to the Taman Daya area is generally very badly congested.Although it is located close to many amenities and the main road, Taman Daya and its neighbours are reasonably secluded from the outer areas and the neighbourhood is relatively quiet and peaceful. Snatch theft in the neighbourhood is however quite common much to the residents' chagrin. Residents also complain of the lack of public transportation in the area which forces residents to waste much money on cabs getting to the Kepong Sentral train station 10 minutes away.Even though it is centrally located, Taman Daya does not promise so much of an investment opportunity as the land is leasehold. Aside from that, the area is also quite old and needs to be refurbished. Buyers who are however looking for an affordable home close to the city centre with access routes to many highways might be able to find their dream home here.

    Taman Daya被多个住宅区包围,是一个人口稠密的社区,由于住户都采用共同的进出道路,因此繁忙时间交通非常拥挤,第二中环公路(MRR2)和Jalan Kepong通往Taman Daya的岔路则更为堵塞。虽然这里靠近许多社区设施和大路,但住宅区一带却相对宁静。市民通常抱怨这里没有公共交通服务,也很难兜截德士前往只有10分钟车程的Kepong Sentral电动火车站。Taman Daya属于租赁产权,而且房子相当老旧,投资潜能一般。若只求就近居住首都市中心一带,而房价又不太高,可能会是这类买家的理想选择。
