Analysis
One of the complaints made by an owner is defects found on Hartamas Regency 2. He claims that the developer delivered bad workmanship and cheap furnishing as the walls and tiles cracked. Not only that, he claims that he had a burst pipe that ruined the plaster ceiling. Furthermore, Hartamas Regency 2 is located near to high tension cables. Thus, residents cannot enjoy much of great views of Kuala Lumpur city and greenery of hills much.With many units built-up for Hartamas Regency 2, plus other condominium residing nearby including Duta Tropika and Duta Nusantara, it would create high traffic congestion in near future. It will be getting worse as Solaris Dutamas will be completed soon nearby as well. Furthermore, the plot in front of Hartamas Regency 2, which coded as K3, will definitely mushroom a new development at any time in the future. Additionally, PJ Development did not have good track record in terms of property management. This is evidenced by poor property management from their other developments including Kyoto Garden, Endah Ria, Endah Regal and Endah Villa.Besides that, most people agree that Hartamas Regency 2 is among the less modern looking condominium in Mont Kiara and Sri Hartamas, due to its color combination scheme. Considering that most of the new developments in Mont Kiara are well furnished with urban and modern color themes, both of Hartamas Regency condominiums are painted with colors of the 1990's. As for investment, Hartamas Regency 2 is a little overpriced due to its location, which is said to be in Mont Kiara vicinity and its ultra-modern features. This condominium is not a favorite among expatriates, as it is quite far from the international schools and other condominiums which are truly in the Mont Kiara vicinity, even though most of the units were owned by foreigners.
