    Analysis

    The "loft" concept is actually an apartment unit with double volume ceiling. Its upper floor overlooks the lower floor. The concept attracts fashionista goddess and designers, who are mostly yuppies. But as for older folks, they will much more prefer landed properties or even practical condominiums to suit their lifestyle.Residing in Bangsar, one has to bear with the massive traffic congestion issue. The traffic jam is almost every corner within Bangsar vicinity from main road of Jalan Bangsar and Jalan Maarof, to internal roads including Jalan Ara, Jalan Cenderai and Jalan Bukit Pantai which are massively crowded with vehicles during peak hours. The Loft in Bangsar would probably top all other lofts available in the whole Klang Valley. There are only few loft concept residential built in the country, including Suasana Sentral Loft, Tropicana City Tropics, Casa Suites, and Palmyra; thus there are only few competitors for The Loft. Owning a unit at The Loft will cost a lot of money. Perhaps, you can purchase a bungalow unit within the same area with private garden and double in size. Maintenance fee is highly charge as well, as it costs from RM800 to RM1,000 per month for even the smallest unit. In terms of investment, even though The Loft is very pricey, it is still a good investment. The price appreciated very well over the years. It has appreciated at least 70% to 80% from initial prices, thus secondary market purchasers should not expect similar rates of return from capital appreciation. But, you can expect relatively good rental yield from your investment. Just bear in mind that you need large bank account to own and also maintain the unit as it requires high holding cost just in case you cannot find the tenant.

    LOFT的内涵是高大而敞开的空间,具有流动性、开放性、透明性、艺术性等特征,因此能够吸引年轻的买家;而坐落孟沙Bangsar的The Loft算是巴生谷中的LOFT型房产佼佼者。其实,这类房产在我国并不流行,只有几个楼盘属于LOFT房产,这包括 Suasana Sentral Loft、Tropicana City Tropics、Casa Suites以及Palmyra,所以基本上没有太大的竞争。购置The Loft的价格并不大众化,相同的价钱可买到独立洋房,其管理费甚至每月高达RM800至RM1,000。话虽如此,The Loft还是有值得投资的地方,因为过去几年其价格不断上升,目前市价几乎比原来推售价高出一倍。二手买家无法期望相同的资本回酬,但其租金回酬还是不错的。
