BRDB is a familiar name for commercial and residential development. It has established good reputation on numerous developments from condominiums and townhouses to shopping complexes. Among of its reputable past projects are Bukit Bangsar, The CapSquare Residences, Sri Penaga, and Inara. Besides that, it is also currently developing high-rise luxurious residential namely One Menerung and The Troika. BRDB also has two arms for other area development, such as Capital Square Sdn Bhd which responsible to develop Capital Square an integrated multi-functional commercial complex in the middle of Kuala Lumpur matured city; and Permas Jaya Sdn Bhd which develops 1,400-acre site of Permas Jaya township in Johor.What about the high maintenance charged? Contessa does not look needing too much money to maintain. But with very low density, that is the price that one has to pay for the privacy and peacefulness. For investor, this is one of the turn off having to fork out high holding cost while it is untenanted. Besides that, most units at Contessa come with one allocated parking space which is insufficient for family needs living in Kuala Lumpur. Therefore, additional cars owned have to be parked outside of the compound on the roadside. Not only being exposed to the risk of getting stolen and damaged, your car will be summoned by the traffic police occasionally.Contessa is tagged around RM650,000 price with only two rooms. With the price, potential tenant with family will be opting for other residential that offers at least 3 rooms within the same price range. Thus, getting a tenant is quite challenging and might burden owner with high holding cost. Comparing Contessa with other condominiums in Bangsar in its league, there more better options. Among better option is Sri Wangsaria, which is highly demanded, offers unblock magnificent skyline of Bangsar and Kuala Lumpur city views. Other favorite options are Sri Penaga, Bayu Angkasa, Araville, Nusa Rhu. With the recent economic downfall, both buying price and rental rate for Contessa are trending downwards. Rental was quoted at RM3.20 psf in 2005 and downtrend to RM2.55 psf in end of 2008 for 1,571 sf built-up unit. Even the 3,143 sf penthouse is currently going for RM2.22 psf for its rental. Its selling price seems to maintain around RM410 psf for several years now and sometimes there were some owners selling their units at lower price to escape the current property market downtrend.
