    Analysis

    D’Summit Residences is built on a strategic location near the Kempas toll, which in turn provides an easy access to amenities such as shopping, schools, golf resorts and is only 30 minutes away from Legoland which could be used as a selling point in the future for those who wish to flip their property. However, since it is also situated in the vicinity of several housing areas, it could mean that there will be traffic congestion during peak hours, thus making the short drive away to various amenities nearby as advertised to fall short of the developer’s claims. As for rental return and speculation, investors may face a stiff competition as there are a few properties nearby such as D’Secret, Setia Tropika (landed property) and Sky Garden Residences by SP Setia. The rental return may be less than that of the 7% claimed by some quarters in the face of competition brought upon by other properties. However, property price for this project may go up when the KL-Singapore high speed rail is completed as there are rumours saying that it will be built in the Kempas area, generating demands from both Singaporeans and Johoreans who would like to live in South Johor and work in Singapore.
