Analysis
Vantage Point is the only freehold residential condominium in Desa Petaling area. Due to its strategic and convenient location, this residential project has pretty high sales turnover. The rental market is also pretty good. It is a quiet place to stay, with good security plus good enough facilities. With only 300 units, the facilities are not mostly crowded with people. The management fee is really low provided the number of facilities bring provided and the number of units in the compound. There is comment from exit-owners that water leakage is kind of serious in this condominium. Water problem can cause you a fortune and time to get the problem fixed. A thorough check is required when making a purchase decision. From Vantage Point it only takes you about 10 minutes drive to KLCC through the smart tunnel. Going to Mid Valley Megamall takes about 15 – 20 minutes drive. It is also at the intersection of most of the highways and expressways in Kuala Lumpur. If convenience is at the top priority, Vantage Point is worth to consider. However, from the investment point of views, there is a concern on the possible property appreciation because the price has been stagnant for more then 5 years. Despite the fact that Vantage Point is accessible to many major highways and expressways, there exists a problem when accessing from Sg Besi Highway towards the area. There is a need to make a U-turn at Kuchai Lama if going to Desa Petaling from the south side.
