    11 Gurney Drive is located at an up market area that easily attracts expatriates and the affluent group of people. However, this particular area may be too congested with high rise developments and future developments along the same road. Future developments would certainly increase the density of this area which is already deemed as densely populated. Apart from that, the future developments would also further contribute to the existing heavy traffic flow particularly during the weekends and public holidays. As Gurney Drive is one of the popular tourist attractions in Penang, traffic congestion is considered a norm along Persiaran Gurney. The sea view at Gurney Drive is undeniably beautiful, but definitely not during low tide season. When it's low tide, the place does not only become muddy but there is also foul smell. As 11 Gurney Drive units is located along Persiaran Gurney and face the sea, the odor would obviously make a person's stay at this condo an unpleasant experience. A few years ago, the local government had proposed to build the Penang Outer Ring Road (PORR), an elevated expressway which connects Gelugor (near Penang Bridge) to Tanjung Bungah on Penang Island. This expressway could possibly cut down one's traveling time but if it was constructed, all developments along Gurney Drive (including 11 Gurney Drive) would be blocked by it. Even though the PORR has been postponed indefinitely after a mid-term review of the Ninth Malaysia Plan, potential buyers should take note that there is high chances that this project could be revived in the future. If it really happens, 11 Gurney Drive could be facing an expressway and be exposed to noise pollution instead of the serenity of a sea view property. 11 Gurney Drive does not only offer full condo facilities but it also has a lot of additional amenities to complement its resident's lifestyles. For such a privilege, it is really reasonable for a maintenance fee of RM0.20 psf. Apart from that, it is also worth mentioning that this luxury condo is beautifully landscaped and it was designed by a well known landscape designing company.Pricing wise, the current value of 11 Gurney Drive clearly shows that it targets potential property buyers from the affluent market. If one were to compare the current subsale value against the overall design of the condo, layout plans, facilities provided as well as location, it is considered reasonable. So, 11 Gurney Drive is deemed suitable either for property investment or for own stay as it appears attractive to expatriates as well as local well-to-do people.
