Analysis
Although the exterior facade of Menara Duta 2 looks dated and could do with a fresh coat of paint, that does not stop the development from providing all the basic necessities required for a comfortable living environment. Looking from the entrance, there is a security booth with two entrances for residents to get in and out. Getting inside, you will come straight to the residents parking lots. However, ever since the current managing committee took over from the developer a few years ago, the condominium has been fairly well-maintained, with the installation of CCTVs for added security as well as lifts refurbishment.One of the problems faced by the residents is the insufficiency of parking spots. Each unit has one parking spot, with only approximately 20% of the units have two spots, thus additional cars have to be parked outside of the compound. This can be evidenced by a long car line-up in front of Menara Duta 2, which results in traffic congestion. Plus, if you are unlucky, you have to park quite far away from the entrance and have to walk from quite a distance. Even though there are various route options to reach several prime destinations including Kuala Lumpur and Petaling Jaya, one would have to pass through either Jalan Duta or Jalan Kuching which can become quite congested during peak hours. However, one's journey can be pretty smooth with plenty of other road access as well as a number of highways accessible nearby. In addition, there are plans to upgrade Jalan Segambut into a 6-lane dual-carriageway that will surely ease the traffic congestion.With plenty of attention and public interest in the nearby areas of Mont Kiara and Sri Hartamas (which have become areas that hold many lifestyle aspects such as residential, commercial, retail and offices), property values in the market have seen a steady increase.
