Analysis

Idaman Iris is a very high-density development with 448 units within a 16-storey building, translating to 32 units per floor and only serviced by four lifts. 112 units to a lift sounds pretty bad to me. The price was however a big factor as at launch it was only selling for approximately RM225 psf; since then asking prices has risen up to RM450 psf. Rental rates start from RM850 which is rather low considering the asking prices, making it wholly unsuitable for buy-and-rent.
