    Catalina Villa is undoubtedly one of the more well located developments in the heart of the Embassy Row. However, due to its location just off Jalan Ampang, residents will normally experience extremely bad congestion during morning and evening peak hours. Although usually smooth flowing, the traffic has a way of clogging up very badly at the turn on and turn off of the MRR2 highway. Catalina Villa is located in a highly exclusive area, coveted by many. The residents in this area consists mainly of expats as well as the well-to-do, and many people also rent out their units to long term clients who are on assignment in Malaysia. As the area is mostly dedicated to the upper class, snatch thefts are common from thieves; although residents are usually safe within the condominium itself thanks to the security. Demand for these homes are still high despite the many new residential high rises coming up in the area, as land in the city centre is becoming scarcer. Its freehold title makes these homes all the more valuable, making them an extremely good investment.
