Bandar Baru Sungai Buaya is a relatively new freehold township located on the edges of Rawang. Construction of the township began in 1996, by the developers Bandar Sungai Buaya Sdn Bhd. It is located approximately 15 minutes away from the town centre of Rawang while the city centre of Kuala Lumpur is 45 minutes away and the Kuala Lumpur International Airport at an hour and 15 minutes away.The majority of the houses in Bandar Baru Sungai Buaya comprises of single storey terrace houses with built-ups of between 1,300 sf and 1,939 sf, housing 3 bedrooms and 2 bathrooms. Density is also rather low with only eight units of houses to an acre, promising spaciousness to the residents. Prices of these homes range between RM125,000 and RM180,000, while the units on auction come at as low as RM56,700.Many of the houses on sale in Bandar Baru Sungai Buaya come either partially or fully furnished. Buyers can expect the partially furnished units to have in-built kitchen cabinets, curtain railings and sanitary ware, as well as various bits of in-built furniture. Fresh produce can be found here on a daily basis, while within the vicinity is also a police station and a surau. Residents will need to drive out to the neighbouring developments approximately 15 minutes away for banking facilities, while the nearest major medical centre is the Sungai Buloh Hospital 35 minutes away.Bandar Baru Sungai Buaya has a good interconnection of inner roads joining the township, while the entry point to the North - South Highway which connects to the New Klang Valley Expressway (NKVE) is 15 minutes away. There is no public transportation that serves this township; the closest bus stop is approximately 20 minutes away in Rawang.

Bandar Baru Sungai Buaya was the flagship project of Bandar Sungai Buaya Sdn Bhd; a small time developer who had to shut their doors and liquidate their company in 2009 as they did not manage to pull through the economic crisis. Buyers of the houses in this township, which its first phase sold out within days upon its launch, was then doomed. The township was hence labeled an abandoned project.The entirety of Bandar Baru Sungai Buaya was built on a former FELDA Sungai Buaya rubber estate, which its settlers were promised homes in a suburban lifestyle, enticing them to give up their rights to their land title. Once the project went down the hill, the original settlers were then deprived of the land that they had worked hard for years to claim their own, losing everything they had.As such, Bandar Baru Sungai Buaya is now a dead town with no activity. The promised highway that was to reduce the journey from the township to the DUKE Highway from 45 minutes to 20 minutes was also not realised until 15 years later, causing the residents to incur extremely high travelling costs. Works on the new highway is going very slowly, and there is an extremely faint hope that the township might have a very slim chance of reviving one day.
