Pandan Villa is located in a matured area, which is Pandan Indah, and there are many amenities within walking distance. With public transport readily available, the area is a very good choice for persons looking to commute to work via LRT. However, with the advent of the major LRT projects throughout Selangor and Klang Valley, many LRT friendly properties are set to pop up in 2015 or 2016 when the new line is completed. At that time, places such as Pandan Villa might see little appreciation due to increased competition, though the amenities in the area doesn't seem to be disappearing anytime soon.The new Sungai Besi Expressway opens up more possible destinations for the residents of Pandan Indah. All it takes from Pandan Villa is a less than a minute drive to get on the highway. On the other hand, the MRR2, AKLEH and MEX are the classic mainstays of KL highways connected to the place.The crime rate in the area is not a major concern just yet. Vigilance can be a long way in ensuring personal safety. The surrounding area of Villa Pandan is not that great either. Mostly, low to medium cost terrace houses surround the property. Additionally, at every fasting month, a Ramadhan bazaar will be happening at the car park just outside of the apartment's perimeter.
