Though Scotland Villas is located at one of the prime locations in Penang, residents are expected to endure heavy traffic flow particularly during peak hours on a daily basis. It would be difficult for residents to turn into and out of Batu Gantung Road into Scotland Road due to the heavy traffic flow. Other than that, Batu Gantung Road, as well as Medan Lumba Kuda, is quite dark and quiet at night. Thus, it could possibly pose danger to the residents.Further to the location of Scotland Villas, Medan Lumba Kuda is somewhat narrow as owners of other nearby developments often park their cars along the roadside. These cars parked along the road do not only choke the traffic flow at this road but also become the target of car break-in cases. Over the past few years, there were several reports made on car break-in cases that had happened outside Scotland Villas. A property which is located near to a cemetery is often less favorable among potential property buyers, particularly the Chinese community as they deem it as inauspicious. Apart from that, Scotland Villas is also near to the Penang Turf Club. This is also one of the contributing reasons to the traffic congestion. In 2007, there were controversies on a proposal to develop the Penang Turf Club's land which is about 260 acres. This new development, Penang Global City Centre or better known as PGCC, which would cost RM25 billion, comprises two five-star hotels, one Penang performing arts centre, a retail complex, two office towers, residential properties, world-class convention centre, an observatory tower, parking space, monorail transportation, and a vast public arena. The high density status of this huge development would definitely affect the residents at Scotland Villas and the surrounding areas if it is successfully built. However, as at March 2008, the PGCC plan was claimed to have been scrapped by the new Penang government. Nevertheless, potential property buyers should still take note on the possibilities of this project being revived in the near future.In view of Scotland Villas' pricing, it is much more expensive compared to the other developments within the neighborhood. Though it is arguable that the condo is still very new and it also has a unique building design, potential property buyers should also take into consideration of the above-mentioned issues such as traffic congestion, the car break-in cases as well as the possibility of PGCC being revived. Nevertheless, as there are limited land areas in Penang, Scotland Villas could probably be a good opportunity for potential property buyers to own a property at a prime location.
