The town area is also approximately 15 minutes drive away from Hong Seng Estate. By car, Hong Seng Estate is accessible via Jalan Mount Erskine and Jalan Tanjung Tokong, although the latter road is infamous for being laden with traffic jam. To date, no Rapid Penang bus travels through Jalan Mount Erskine. The nearest Rapid Penang bus routes would be through Fettes Park, Tanjung Tokong and Vale of Tempe.

    Most of the land area in Mount Erskine has been taken up by a Chinese cemetery, located adjacent to the Hong Seng Estate and explains why the area just behind the affluent Tanjung Tokong receives such dramatic stunted growth. As this housing area is made up of working class people, do not expect to find comfort or even safety by living in such quarters. Furthermore, the increasing unemployment rate of Hong Seng Estate workers indicates that this housing area may turn into a ghost town by the time the next decade comes around as these workers will seek employment opportunities elsewhere. This means that renting out a terrace house right now would also be highly risky.In terms of capital gain, the very fact that the estate is located right next to a large Hokkien cemetery is more than enough to put off plenty of investors. Be prepared to hear of spooky stories if you do somehow decide to rent out a unit at the estate anyway. On the other hand, Hong Seng Estate is literally surrounded by lush greenery which would mean clearer air, a beautiful view and plenty of privacy as this housing area only has one main access road out.
