Analysis
Formerly, Fettes Park was a working class neighborhood and the situation has changed since the revamp and modernization of Penang into an island city centre since the last 2 decades. Due to its strategic and close proximity to the beach and city centre, the house prices have shoot up. Since Fettes Park has become a sought-after residential area, most houses' prices have appreciated due to the value of the land as these homes are acquired by the rich and famous to be refurbished and rebuild into their own mansion. Due to this, a very old 1-storey semi-detached has already fetched over RM1.5 million, just because it has a large land area.
