    Analysis

    Embassy Row is well-known to be a sought after enclave for expatriates. There are plenty of embassies, international schools and other expatriates-friendly amenities can be found in the area. Besides that, the area is also famous to contain numerous exclusive residential from bungalows to high-rise condominiums. Besides old condominiums like Desa Palma, Damai Suria and Tara, there are plenty new and under construction condominiums in the Ampang Hilir enclave. New condominiums include Seri Hening Residence, U-Thant Residence and Mutiara Upper East. Meanwhile, condominiums that are under constructions are Katana II, Brunsfied Residence and Iringan Hijau. With plenty of new and upcoming condominiums mushrooming in the enclave, it is afraid that over-supply will occur. Looking at the bright side, these new developments which are tagged from RM800 psf up to ridiculously RM3,000 psf will actually help Desa Palma price to escalate further. Residents at Desa Palma residing in units that facing Persiaran Ampang Hilir suffer noise pollution from the vehicles passing along the road. Persiaran Ampang Hilir and Jalan Ampang Hilir are often used as alternative route to head to east side of Ampang. Thus, these roads are normally congested during peak hours. Based on a survey conducted by Zerin Properties in 2004, Desa Palma occupants consist of 90% of foreigners and 10% of locals. Out from the total of 71 units, it recorded 90% of occupancy rate. Meanwhile, its neighbours Desa Angkasa and Kondominium 8 recorded 97% and 95% of occupancy rate respectively. Most of these condominiums were totally occupied by foreigners except Desa Angkasa and Tara. Based on the survey, we can find that most other condominiums were more preferred than Desa Palma. Investment wise, Desa Palma has great potential to increase in value in the future. Meters away from Desa Palma, U-Thant Residence and Brunsfied Residence are tagged at around RM1,000 psf and RM3,000 psf respectively. Meanwhile, in terms of rental yield, it delivers unattractive return around 5%.
