Analysis
As Menara Bukit Ceylon was build over 20 years ago, the exterior looks a little dated and old. The management body has undertaken some renovations in early 2014 to upgrade the common areas and facilities. The rental rates here range from RM3,500 up to RM6,000 for the same layout. The more expensive units are most probably had been revamped and furnished with modern appliances and furniture to increase their value. Located on the uphill side of Bukit Ceylon, these units of Menara Bukit Ceylon enjoy nice views of the city centre. The best view is enjoyed by the east facing units where they enjoy undisrupted view of the city centre skyline that includes Petronas Twin Towers, Berjaya Times Square, and KL Tower. The north view from Menara Bukit Ceylon comprises KL Tower and the city centre. But due to the new Vida Soho development, this view will be blocked. The south is facing City Garden Condominium and Pudu enclave. On the west wing, residents' view is only Bolton Court (Sixceylon) – the worst among all. Only the South and East facing units now enjoy clear unrestricted views of the city center skyline and are in good demand.In terms of facilities, Menara Bukit Ceylon is undoubted the winner in this hilly enclave (compared to other old condominiums within its league). It has the largest swimming pool and also the only squash court. As of early 2014, the gymnasium and common areas have been extensively refurbished, and many units have undergone major renovation and upgrading to rival the modern interiors of neighbouring new trendy condominiums. Its security is tight and the lawn is nicely landscaped and maintained. The most favorable unit type is the 2+1 bedrooms unit with built-up size of approximately 1,500 sf– the best value option here, and in fact in the area. The unit is favored by expatriates as it offers the cheapest rental rate per sqft and most of expatriate residents here are professional singles who are working nearby.
