Axis Pandan is a mixed residential and commercial development nestled in Pandan, a practical and strategically-placed suburb of Selangor. The dark cloud that has been hovering over this development for years has now looks to be going away. Some purchasers have bought some of the units ever since the development's soft launch in 2006, and they had been waiting for years for their time to actually move in into their purchased units. Future tenants of Axis Crown, however, had to contend until 2015 to do so.These long waits have validated the myth of never trusting a first time developer. RK Group started off with so much promise, but faltered in the face of growing financial difficulties. Now, they are picking up the pieces by bravely coming out with a new look, name and determination. ZAJ Properties is looking like a good promise once again, but only time will tell whether they are really going to live up to their words or not, as past experience has smashed their reputation almost to unrepairable smithereens.The rebrand of Fiesta Mall looks to be a positive step in the right direction, as the face of the old Axis Atrium is given a welcome facelift. It has also produced a sense of renewed optimism, much like the current developer. The completion of Axis Crown looks to be their main business at the moment, and once it is done, things are definitely coming clearer to Axis Pandan in general.Because, however bad the developer has messed up, one cannot overlook the holy grail of a location that Axis Pandan has. Minutes from Kuala Lumpur and Cheras, the destination possibilities from here is almost endless. Couple that with the huge numbers of roads and highways connected to the property (MRR2, AKLEH, SBE, DUKE, Jalan Ampang, Jalan Pandan 1, Jalan Tun Razak), in addition to the mere 60 seconds that it will take for residents to reach Pandan Indah LRT station, and not forgetting the buses and taxis that are always roaming the area, portability is never a problem of Axis Pandan.On the other hand, the nearby low-cost flats and terrace houses have tarnished the standard of the neighbourhood by a few margins. Despite the location's reachability, its exclusivity is not of the highest esteem. Usually, neighbourhood exclusivity and security go hand in hand, thus it does not bode well for Axis Pandan. Certainly, the area is not Mont Kiara or Kemensah. Other than that, the crazy traffic that comes true at rush hours might offer more concerns towards Axis Pandan. But surely, it is a baggage that is beginning to be tolerated more and more by the citizen of Kuala Lumpur.After a closer look, it does seem like investors might enjoy Axis Pandan, as people are lining up to live in residential units that enjoy proximity with an LRT station. Families might want to look elsewhere. At the end of the day, Axis Pandan will know its true strength a few years into the future.
