Analysis
As a property that is more than 10 years old, Gambier Heights is desperate for a new coat of paint. Discussion has been underway to repaint the property although residents have yet to see any progress. With the upgrade and face-lift, investors hope that it will bring in better returns and subsale value. For an apartment property, Gambier Heights is equipped with many facilities. The maintenance fee is also very reasonable at about RM90 per month. There is also a Rifle-Training field behind Gambier Heights which residents have complained about the noise from the training which operates from 9am - 5pm daily. Aside from that, the property has served many of the residents well for many years and is nicely tucked away from the main roads that lead to the Penang Bridge or Bayan Lepas area. In terms of convenience, Bukit Gambier is self-contained with many amenities especially with the close proximity of USM. Newer developments like The Palazzia commercial complex provides further amenities to the neighborhood, not to mention the increase in property value.
